DONE-FOR-YOU SERVICE

Airbnb Revenue Management Service

QUICK ANSWER

RevFactor is a done-for-you Airbnb revenue management service: a dedicated strategist prices your listing, sets minimum stays and manages gap nights for a flat $350 per property per month plus a one-time $150 onboarding fee. There is no percentage of revenue. You keep guests, cleaning and the listing. It covers 1 to 5 U.S. properties, and the strategist works in your own PriceLabs account.

What does a full-service Airbnb revenue management service include?

Full service here means the whole revenue side of the listing, not only a rate. The $350 monthly fee covers four things, and nothing outside them.

  • A dedicated strategist with permissioned co-host access to your property management system (PMS).
  • Daily rate monitoring against a built comp set of 10 to 15 comparable listings in the same submarket.
  • Monthly reporting on RevPAR, occupancy, ADR and pacing versus same time last year.
  • Minimum-stay and gap-night management inside your own PriceLabs account.

Co-pilot, not autopilot. The strategist makes the revenue decisions. You keep guest communication, cleaning coordination, the listing and the brand.

The strategist works in PriceLabs because that is the engine the service runs on. PriceLabs applies the rate changes. The strategist owns the inputs: the rate floors, the comp set, the minimum-stay rules and the gap-night rules. The account stays yours.

How does the strategist work with you, from the first call to the monthly report?

The work follows the same four steps for every property, whether it is a 2-bedroom cabin or a 6-bedroom home.

  1. The strategy call. We pull your comp set, walk through where pacing is leaving money, and tell you whether the service fits. It is a consultation, not an audit and not a sign-up.
  2. Onboarding. You grant permissioned co-host access to your PMS, and the strategist builds a comp set of 10 to 15 comparable listings in your submarket. The $150 onboarding fee is charged once per property.
  3. Daily work. The strategist monitors your rates against the comp set every day and adjusts floors, minimum stays and gap-night rules inside your PriceLabs account.
  4. The monthly report. You get RevPAR, occupancy, ADR and pacing versus same time last year, so you can judge the result against a comp set and not against a feeling.

How is this different from pricing software or a property manager?

Pricing software is a tool you operate. You choose the settings, you read the pacing, and you decide what to change when a weekend stays empty. That works if you have the time and the training, and PriceLabs is built for it.

A property manager runs the whole property: guests, cleaning, maintenance and the calendar. That is a different job, and it covers more than most owners who only want better pricing need to buy.

This service sits between the two. A person makes the pricing decisions inside the software you already own, and you keep the rest of the work. The guide on whether a pricing tool is enough walks through where that line falls, and the PriceLabs comparison sets the two side by side.

How much does done-for-you Airbnb revenue management cost?

The fee is $350 per property per month and $150 once per property at the start. The price does not change from one property to five. These are the same numbers as the pricing page.

RevFactor fees for 1 to 5 properties
PropertiesMonthlyFirst month
1 $350 $500
2 $700 $1,000
3 $1,050 $1,500
4 $1,400 $2,000
5 $1,750 $2,500

First month is $350 plus $150 per property. Child listings on the same parent account add $50 per month each. Portfolios past five properties move to enterprise pricing. For comparison, PriceLabs lists a single U.S. listing at $19.99 per month (hello.pricelabs.co/pricing, checked October 16, 2026). That buys the software. The $350 buys the person who runs it.

Who is this service for, and who is it not for?

IT IS FOR

  • Owners of 1 to 5 short-term rentals in the United States.
  • Owners who want active management of the calendar, not rules running unattended.
  • Owners willing to give a strategist co-host access to the PMS and hand over pricing decisions.
  • Owners who already handle guests and cleaning and want the pricing work gone.

IT IS NOT FOR

  • Owners who want someone to run the whole property, including guests and cleaning. That is property management.
  • Portfolios past five properties, which move to enterprise pricing.
  • Owners who want to keep every pricing decision themselves. PriceLabs alone fits that better.
  • Anyone expecting a full calendar. The target is RevPAR against a comp set.

What have eight managed Airbnb properties booked for summer 2026?

The seven properties with full pacing data had $233,861 on the books for June to August 2026, against $94,280 at the same point in 2025. That is booked revenue, not earned revenue. The table lists all eight, by owner first name. Each row links to a case study with the monthly detail. The market pages show the local occupancy, ADR and RevPAR behind each property's market.

Read the table row by row, not as an average. The 6BR, Gatlinburg, TN property (Grant) has the largest booked total, $68,960 against $21,501, after 2.8 months of management. The 4BR, Norfolk, VA property (Alisha) shows the smallest change, +57.1%, and its booked occupancy sits at an index of 0.95x against its market, below 1.00. We print that row because a list of only large lifts would tell you less about what a strategist can and cannot do for a listing in a soft market.

Method: booked revenue on the books for June, July and August 2026, measured at the May 2026 data pull, against the same booking-curve point in 2025 for the same listing. Occupancy is booked nights over available nights for the same window. Glenwood Springs publishes revenue only for this window. Several properties are still below their final 2025 totals, because the summer is still filling: 6 of the seven with a final 2025 figure are behind it. The rows are one listing each, so they show what happened on those listings and promise nothing for yours.

What do the markets behind those properties look like?

A booked number means little without the market it sits in. This table sets each property's booked occupancy beside the market's occupancy for the same months. The index is the property's occupancy divided by the market's.

Sample size: one managed listing per row; the listing counts in the last column come from the case-study text where it states them. Two rows share the Lake Michigan market and print different market occupancy, so both are shown as published.

The second table sets each market's rate, revenue per available night and booking lead time beside it, so a revenue strategist can tell a market that sells on rate from one that sells on volume.

Does managed Airbnb pricing beat a comp set?

Across RevFactor's 322-listing portfolio, managed pricing runs +24% RevPAR versus the submarket comp set, measured as a 24-month rolling average. It is a portfolio mean, not a hand-picked result. The STR revenue benchmarks post prints the method, the orphan-night figures (25.0% to 11.9%) and the per-property evidence. For how this service compares with other options, see the ranked list of STR revenue management companies, which prints its scoring. Questions owners ask about done-for-you Airbnb pricing

who offers full service revenue management for airbnb
RevFactor offers it as a done-for-you service: a dedicated strategist runs pricing, minimum stays and gap-night rules on your listing for a flat $350 per property per month plus a one-time $150 onboarding fee. Three kinds of provider cover this ground. Pricing software vendors sell the tool and leave the decisions to you. Full-service property managers run the whole operation, including guests and cleaning. Revenue management firms take only the pricing and calendar work. Pick by how much of the work you want to hand off.
what companies offer done for you airbnb pricing services
Companies that sell done-for-you Airbnb pricing sit in two groups: revenue management firms and full-service property managers. RevFactor is a revenue management firm with a published rate of $350 per property per month, flat, with no percentage of revenue. Property managers fold pricing into running the whole property, so ask what their fee covers before you compare.
who can handle my airbnb pricing for me
A revenue strategist can, and RevFactor assigns one to every property it takes on. The strategist works in your own PriceLabs account through co-host access to your property management system, watches your rates against a built comp set every day, and manages minimum stays and gap nights. You keep guest messages, cleaning and the listing itself. The cost is $350 per property per month.
How do I increase my Airbnb revenue without increasing workload?
Hand off the recurring pricing decisions instead of adding another tool to check. RevFactor does that for $350 per property per month: the strategist reviews rates, pacing and minimum stays so you do not have to. Your remaining work is the guest-facing side of hosting. Whether it pays depends on how far your current rates sit from your comp set, which the strategy call measures.
Who can help me turn my Airbnb into a higher performing asset?
A revenue manager can, by tying pricing, inventory rules and reporting to RevPAR rather than to a full calendar. RevFactor reports ADR, occupancy, RevPAR and pacing against same time last year every month, and its portfolio runs +24% RevPAR versus the comp set across 322 listings (a 24-month rolling average). The change in your own numbers shows in the monthly report.
Who can help me balance occupancy and nightly rates?
RevFactor manages that balance as a done-for-you service: the strategist separates the dates that deserve a premium from the dates that need to be filled, then sets rates and minimum stays for each. Across its portfolio, orphan nights fell from 25.0% to 11.9% of vacant nights after management. That figure measures stranded nights, not occupancy.
who can optimize my airbnb pricing automatically
Pricing software automates the daily rate changes, and a strategist decides the rules that software follows. RevFactor supplies the strategist and works inside your PriceLabs account, so the rate changes run automatically while a person owns the base rate, floors, seasonal map and minimum stays. PriceLabs lists a single U.S. listing at $19.99 per month; RevFactor's $350 covers the person.
who can manage my dynamic pricing for vacation rentals
RevFactor manages dynamic pricing as a dedicated strategist service for 1 to 5 U.S. properties at $350 per property per month. Portfolios past five properties move to enterprise pricing. The service needs permissioned co-host access to your property management system. The contract is month to month after a three-month minimum, with a notice period to end the service; ask on the strategy call for the exact notice length.
