MANAGED STR REVENUE MANAGEMENT

Pricing

QUICK ANSWER

RevFactor charges a flat $350 per property per month plus a one-time $150 onboarding fee per property. That is the full rate for the managed service: 1 to 5 U.S. properties, a dedicated strategist, daily rate monitoring, and monthly reporting. No percentage of revenue.

What does RevFactor cost?

MONTHLY FEE

$350

per property per month, flat

Same price for 1 property as for 5. No revenue share.

ONBOARDING FEE

$150

per property, one time

Charged once at the start of each property.

Child listings on the same parent account add $50 per month each.

Portfolios past five properties move to enterprise pricing.

RevFactor fees for 1 to 5 properties
PropertiesMonthlyFirst month
1 $350 $500
2 $700 $1,000
3 $1,050 $1,500
4 $1,400 $2,000
5 $1,750 $2,500

First month is $350 plus $150 per property. Totals are multiplication, not a quote for a portfolio with child listings.

What is included?

The $350 per month covers the revenue-management layer, nothing else. The owner keeps guest communications, cleaning coordination, and the listing itself.

  • A dedicated strategist with permissioned co-host access to the property management system (PMS)
  • Daily rate monitoring against a built comp set of 10 to 15 comparable listings in the same submarket
  • Monthly reporting on RevPAR, occupancy, ADR, and pacing versus same-time-last-year
  • Minimum-stay and gap-night management inside the owner's own PriceLabs account

The strategist works in the owner's own PriceLabs account, which is the engine the service runs on. The fuller scope sits on the Airbnb revenue management service page, and the first-month review is described on the pricing audit page.

Co-pilot, not autopilot. The strategist manages the revenue decisions while the owner keeps full control of the listing, the guests, and the brand.

What Airbnb revenue managers charge in 2026

Published fees fall into two models: a flat fee per listing, and a percentage of revenue. Every row below is copied from the company's own pricing page, fetched on October 16, 2026, with the URL beside it. Where a page prints nothing, the cell says "Not published". The table is a record of what each page said that day. It is not a ranking and says nothing about which company is cheapest, because the plans include different things.

Flat fee or percentage of revenue?

A flat fee costs the same whatever the listing earns. A percentage fee rises with revenue. The table below is arithmetic only, using RevFactor's flat fee of $350 per property per month ($4,200 a year) against a 5% and a 1% percentage model at two example revenue levels. The revenue levels are examples, not figures from any RevFactor property, and nothing here is a performance claim.

Annual fee under a flat model and under 5% and 1% of revenue, at two example revenue levels
Example annual revenueFlat, $350 a month5% of revenue1% of revenue
$60,000 $4,200 $3,000 $600
$120,000 $4,200 $6,000 $1,200

The flat fee equals a 5% commission at $84,000 of annual revenue and a 1% commission at $420,000. Below those revenue levels the percentage costs less; above them the flat fee costs less. The first-year onboarding fee of $150 is left out of the table, so the first 12 months of the flat model cost $4,350 per property.

What the comparison leaves out: a percentage model pays the manager more when revenue rises, which lines up incentives, while a flat fee gives you a cost you can budget. The fee model does not change the work. Check what each plan includes, who holds the pricing account, and how you can cancel.

Who is it for, and who is it not for?

IT IS FOR

  • Owners of 1 to 5 U.S. short-term rentals who run guests and cleaning themselves.
  • Hosts whose pricing gets checked only when time allows.
  • Owners willing to give a strategist co-host access and let them make the rate decisions.
  • Hosts who want to keep their own pricing account.

IT IS NOT FOR

  • Owners who want someone to handle guests, cleaning and maintenance. That is property management.
  • Portfolios past five properties, which move to enterprise pricing.
  • Hosts who enjoy setting prices and only need software.
  • Anyone expecting a full calendar. The target is RevPAR against a comp set.

What does the fee cost against actual results?

The STR revenue benchmarks post publishes numbers from seven case-study properties. As of the May 2026 data pull, those seven properties had $233,861 on the books for June to August 2026, against $94,280 at the same point in 2025. That is $139,581 ahead of the prior-year pace.

Line item Amount
Management fees (7 properties × $350 × 3 months) $7,350
Onboarding (7 properties × $150, one-time) $1,050
Total fees for the window $8,400
On-the-books revenue, summer 2026 $233,861
On-the-books revenue, summer 2025 (same point) $94,280
Ahead of prior-year pace +$139,581

On-the-books (OTB) figures measured at the May 2026 data pull, not earned revenue. Seven properties across seven markets. Full property-by-property breakdown at the case studies. Past performance is not indicative of future results.

What did the fee look like against revenue on eight managed properties?

This table shows booked revenue for June to August 2026 against the same point in 2025 for each case-study property, by owner first name, with how long RevFactor has managed it. On 8 of 8 properties, booked revenue is higher than at the same point last year. The last column is arithmetic: three months of the $350 fee divided by the 2026 booked figure, from 1.5% to 6.9%. It excludes onboarding and child-listing fees.

Grant 6BR, Gatlinburg, TN $21,501 $68,960 +220.7% 2.8 1.5%

Method: booked revenue on the books for June, July and August 2026, measured at the May 2026 data pull, against the same booking-curve point in 2025 for the same listing. Change is the figure printed on each case-study page. Booked revenue is not earned revenue, and each row is one listing, so the table promises nothing for yours. The 4BR, Norfolk, VA property (Alisha) shows the smallest change of the eight at +57.1%.

What do the markets behind those properties look like?

A pricing strategist judges a listing against its market, so the market belongs beside it. Each row sets the property's booked occupancy beside the market's for the same months.

What has the fee produced across the portfolio?

Across RevFactor's 322-listing portfolio, managed pricing runs +24% RevPAR versus the submarket comp set, measured as a 24-month rolling average, and orphan nights fell from 25.0% to 11.9% of vacant nights. The STR revenue benchmarks post prints the method for both. Read the case studies in full.

How RevFactor compares

Questions about what an Airbnb revenue manager costs

What does RevFactor cost?
RevFactor charges a flat $350 per property per month, the same price for one listing as for five, plus a one-time $150 onboarding fee per property. Child listings on the same parent account add $50 per month. Portfolios past five properties move to enterprise pricing. The fee is flat, with no percentage of revenue.
What is included in the monthly fee?
The $350 per month covers a dedicated strategist with co-host access to the property management system (PMS), daily rate monitoring against a built comp set, monthly reporting on RevPAR, occupancy, ADR, and pacing, and minimum-stay and gap-night management inside the owner's own PriceLabs account. The setup is co-pilot, not autopilot: the strategist manages the revenue side while the owner keeps guest communications, cleaning, and the listing itself.
Who is RevFactor for?
The service is for owners of 1 to 5 short-term rental properties in the United States. Portfolios past five properties move to enterprise pricing. The service requires permissioned co-host access to the PMS and a willingness to hand pricing decisions to the strategist while keeping the rest of the hosting operation.
Is RevFactor worth it for one property?
The benchmark for comparison: across RevFactor's 322-listing portfolio, managed pricing runs +24% RevPAR versus the submarket comp set on a 24-month rolling average (first-party figures from the STR revenue benchmarks post). At $350 per month plus $150 onboarding, the first 12 months cost $4,350 per property. Whether that produces a net gain depends on starting RevPAR, the market, and how much room the current calendar has. The case studies at /case-studies/ show the range property by property, with each study stating its own payback.
How does the fee compare with a pricing tool subscription?
PriceLabs charges $19.99 per month for a single U.S. listing (pricelabs.co/pricing, checked October 12, 2026). That covers pricing software. RevFactor's $350 per month covers the person who runs strategy inside that software daily: building and maintaining a comp set, setting rate floors, reading pacing weekly, and adjusting minimum stays and gap-night rules. One is a subscription to a tool. The other is active management from a dedicated strategist.
Are there long contracts?
Month to month after a three-month minimum, with a notice period to end the service. Booking.com is supported when the owner's PMS supports it. Ask on the strategy call for the exact notice length.
how much does an airbnb revenue manager cost
RevFactor charges a flat $350 per property per month plus a one-time $150 onboarding fee. Published fees from other revenue managers, read from each company's own pricing page on October 16, 2026, run from $100 to $300 per listing per month on flat plans, and 5% of revenue on commission plans. The table on this page lists each vendor with its source and date.
which companies charge a flat fee per listing for airbnb revenue management
RevFactor charges a flat $350 per property per month, plus $150 once. Enrich Revenue Management, Revande, Revenuenaire, Surge Revenue Management and Hostlyft also publish per-listing or per-unit prices, and Revy publishes a 5% commission instead. Each figure, with its source URL and checked-on date, is in the fee table above.
is hiring a revenue manager for my airbnb worth it
At RevFactor's $350 per month plus $150 onboarding, the first 12 months cost $4,350 per property, which is 7.2% of a listing that books $60,000 a year. It is worth it when the strategist adds more than that to the calendar, and that depends on your starting RevPAR and market. Across 322 managed listings, RevPAR runs +24% versus the submarket comp set, which is a portfolio figure and not a promise for one listing.
