FOR SMALL HOSTS
Revenue Management for 1 to 5 Airbnb Listings
QUICK ANSWER
RevFactor runs done-for-you revenue management for owners of 1 to 5 U.S. properties at a flat $350 per property per month plus a one-time $150 onboarding fee. One property costs the same per property as five, and there is no percentage of revenue. A dedicated strategist sets the price, the floors and the minimum stays inside your own PriceLabs account, and you keep guests, cleaning and the listing.

Is 1 to 5 properties the whole service?
Yes. RevFactor is built for owners of one to five U.S. short-term rentals, and that range is the product, not an entry tier. The price is $350 per property per month at one property and $350 per property per month at five. There is no volume discount to wait for, no percentage of revenue and no separate small-host plan with fewer features.
A strategist works the same four steps for every property: a strategy call, a comp set of 10 to 15 comparable listings in your submarket, rules set in your PriceLabs account, and a monthly report. A 2-bedroom cabin and a 6-bedroom home get the same process. The eight case studies below include both.
Portfolios past five properties move to enterprise pricing, which is a different conversation. If you are at six or more, the pricing page says where that line sits.
Why do many revenue management firms not take one or two listings?
Because the work costs the same per listing at any size and the fee does not. A firm that charges per unit needs enough units for the account to pay for a strategist's attention, so it states a portfolio size and routes smaller owners elsewhere. The table prints what three firms say on their own pages, fetched October 16, 2026.
| Firm | What its own page says about size | Source (checked October 16, 2026) |
|---|---|---|
| Hostlyft | "Built for 10+ unit portfolios." Below ten it takes owners on a "smaller-portfolio track" priced "case by case" (a euro range appears in its FAQ) | https://hostlyft.com/revenue-management |
| Pacer | Its FAQ says "built for property managers running 10 or more units"; its About text says "the 20 to 200-unit operator" | https://www.pacerrev.com/ |
| Freewyld Foundry | No unit minimum found. It addresses "STR operators managing $1M+ in bookings" | https://www.freewyldfoundry.com/ |
| RevFactor | 1 to 5 U.S. properties, $350 per property per month at every size | /pricing/ |
These are statements of who each firm is built for, not hard rules; Hostlyft's own FAQ says there is "no hard floor". Where a page states no unit count, the table says so rather than guessing one. The table lists the three firms whose pages were fetched and read on that date. What is included for a single-property owner each month?
- A dedicated strategist with permissioned co-host access to your property management system.
- Daily rate monitoring against a built comp set of 10 to 15 comparable listings in your submarket.
- Rule management in your own PriceLabs account: base price, rate floors, seasonal map, minimum stays and gap-night rules. The account stays yours.
- A monthly report on RevPAR, occupancy, ADR and pacing against the same time last year.
- A first-month review of your settings, described on the Airbnb pricing audit page.
You keep guest messages, cleaning coordination and the listing itself. The contract is month to month after a three-month minimum, with a notice period to end the service; ask on the strategy call for the exact notice length. The full scope is on the Airbnb revenue management service page.
How much does it cost for 1, 2, 3, 4 or 5 properties?
The fee is $350 per property per month plus a one-time $150 onboarding fee per property, the same numbers as the pricing page.
| Properties | Monthly | First month |
|---|---|---|
| 1 | $350 | $500 |
| 2 | $700 | $1,000 |
| 3 | $1,050 | $1,500 |
| 4 | $1,400 | $2,000 |
| 5 | $1,750 | $2,500 |
First month is $350 plus $150 per property. Totals are multiplication, not a quote for a portfolio with child listings, which add $50 per month each. For scale, PriceLabs lists a single U.S. listing at $19.99 per month (hello.pricelabs.co/pricing, checked October 16, 2026). That buys the software; the $350 buys the person who runs it.
Who is this for, and who is it not for?
IT IS FOR
- Owners of one to five U.S. short-term rentals who run guests and cleaning themselves.
- A first-time host with one property who wants the pricing handled by someone who does it daily.
- Owners willing to give a strategist co-host access and let them make the rate decisions.
- Hosts who want to keep their own pricing account.
IT IS NOT FOR
- Owners who want someone to handle guests, cleaning and maintenance. That is property management.
- Portfolios past five properties, which move to enterprise pricing.
- Hosts who want software only. A pricing tool alone is far cheaper.
- Anyone expecting a full calendar. The target is RevPAR against a comp set.
What happened on eight single-listing properties?
Each row is one listing, shown by its owner's first name. Booked revenue is higher on 8 of 8; the change runs from +57.1% (Alisha) to +292.8% (Maryssa). The owners have been on the service from 2.8 to 8.2 months. Each name links to the full case study.
| Owner | Property | ADR 2025 | ADR 2026 | Occ. 2025 | Occ. 2026 | Revenue change |
|---|---|---|---|---|---|---|
| Maryssa | 2BR, Albion, MI | $266 | $333 | 23.9% | 75.0% | +292.8% |
| Zoey | 2BR, Glenwood Springs, CO | Not published | Not published | Not published | Not published | +237.4% |
| Thea | 3BR, Norton Shores, MI | $590 | $689 | 22.8% | 56.5% | +189.1% |

| Sarah | 4BR, San Diego, CA | $818 | $1,143 | 20.7% | 29.4% | +98.6% |
| Elizabeth | 5BR, North Myrtle Beach, SC | $692 | $797 | 31.5% | 56.5% | +106.4% |
| Grant | 6BR, Gatlinburg, TN | $1,265 | $1,352 | 18.5% | 55.4% | +220.7% |
Method: booked figures for June, July and August 2026, measured at the May 2026 data pull, against the same booking-curve point in 2025 for the same listing. Revenue change is the figure printed on each case-study page. Booked revenue is not earned revenue, and each row is one listing, so the table shows what single listings saw, not a forecast for yours.
What do the markets behind those properties look like?
A small host competes inside one market, so that market's rate, occupancy and booking lead time are the benchmark that matters. A long lead time means rates set early carry more weight, and a low occupancy market rewards a different floor than a full one.
| Market | ADR | Occupancy | RevPAR | Lead time | Active listings |
|---|---|---|---|---|---|
| Lake Michigan / Western MI (Norton Shores, MI) | $556 | 42.0% | $261 | 72 days | 56 |
| Glenwood Springs, CO (Glenwood Springs, CO) | $395 | 48.0% | $203 | 51 days | 264 |
| Minneapolis Metro, MN (Minneapolis, MN) | $208 | 48.0% | $104 | 40 days | 1,651 |
| Norfolk, VA (Norfolk, VA) | $243 | 46.0% | $124 | 34 days | 864 |
| San Diego, CA (San Diego, CA) | $402 | 54.0% | $224 | 48 days | 9,801 |
| North Myrtle Beach, SC (North Myrtle Beach, SC) | $389 | 38.0% | $165 | 66 days | 4,510 |
| Smoky Mountains, TN (Gatlinburg, TN) | $383 | 47.0% | $186 | 60 days | 4,019 |

What has RevFactor pricing produced across the portfolio?
Across RevFactor's 322-listing portfolio, managed pricing runs +24% RevPAR versus the submarket comp set, measured as a 24-month rolling average. The STR revenue benchmarks post prints the method. The ranked list of STR revenue management companies compares providers, and the case studies show single properties in full.
