TWO-CHANNEL PRICING

Vrbo and Airbnb Revenue Management

QUICK ANSWER

To price a listing that sells on Airbnb and Vrbo, set one base price from a comp set, then protect a floor that clears each channel's fee. RevFactor runs that pricing work for a flat $350 per property per month plus a one-time $150 onboarding fee, for 1 to 5 U.S. properties. The strategist works in your own PriceLabs account. This page is pricing strategy guidance, and it does not state which channels RevFactor connects to.

What is revenue management for a Vrbo and Airbnb listing?

Revenue management is the daily work of deciding what to charge for each night, how long the minimum stay should be, and what to do with a gap between two bookings. On two channels the work does not double. It stays one decision made against the same market, with two sets of fees and two sets of controls to respect.

The measure that matters is revenue per available night, not occupancy alone. A listing booked at 80% on a rate that is too low can earn less than one booked at 60% on a rate set against its comp set. That is why RevFactor reports RevPAR, occupancy, ADR and pacing together.

RevFactor's strategist works in your own PriceLabs account, which is the engine the service runs on. If you only want software, read the best Vrbo pricing software list, which scores each tool on its published channel support.

How do you price one listing on Airbnb and Vrbo at once?

Start from one base price built on a comp set of 10 to 15 comparable listings in the same area, with the same bedrooms, sleeps count and amenities. Then adjust for what each channel does differently. The table sets the two channels side by side, and every outside fact in it carries its source and date.

Channel fee Airbnb: most hosts pay a single 15.5% fee, or a 3% split fee that is being phased out (Airbnb Help Center, checked October 16, 2026) Vrbo: not confirmed. Its help pages did not load on October 16, 2026, so check your own host account

Floor A minimum rate that still clears costs after the Airbnb fee A minimum rate that still clears costs after the Vrbo fee

Sources: Airbnb Help Center, service fees (checked October 16, 2026) and Vrbo's rates help page (checked October 12, 2026). Vrbo's fee pages returned an error when fetched on October 16, 2026, so no Vrbo fee is printed here rather than a guess.

How do channel fees change the rate you should charge?

A fee taken from your payout means the listed rate is not what you keep. This is arithmetic, not a forecast. On Airbnb's single-fee structure of 15.5%, a nightly rate of $355 pays you $300 after the fee, because $300 divided by (1 minus 0.155) is $355 when rounded. If you want to net the same amount on another channel, divide your target by one minus that channel's fee rate.

The practical rule is to set the floor from your costs after fees on each channel, then let the comp set decide everything above it. A floor set on the wrong channel's fee either leaves money on the table or sells a night at a loss.

What is included when RevFactor prices your listing?

  • A dedicated strategist with co-host access to your property management system.
  • A built comp set of 10 to 15 comparable listings in your submarket, with your rates checked against it daily.
  • Rule management inside your own PriceLabs account: base price, rate floors, seasonal map, minimum stays and gap-night rules.
  • A monthly report on RevPAR, occupancy, ADR and pacing against the same time last year.
  • A first-month review of your settings, described on the Airbnb pricing audit page.

Full scope is on the Airbnb revenue management service page, and the buying side is on outsourcing Airbnb pricing.

How do you raise profit on a Vrbo listing?

  1. Check price before you cut it. Compare your rate for the empty dates with the median of 10 to 15 comparable Vrbo listings. If you sit at or below the median, price is not the problem.
  2. Use the discounts the platform gives you. Vrbo's rates help page lists weekly (7 or more nights) and monthly (28 or more nights) discounts, checked October 14, 2026.
  3. Price by day of week. A single flat number leaves money on weekends and sells quiet weeks too high.
  4. Shorten minimum stays on gap nights. A night no stay can fill earns nothing, so a shorter minimum can turn it into revenue.
  5. Change one setting at a time. Give each change a full booking window before you judge it.

How much does RevFactor cost per property?

The fee is $350 per property per month plus a one-time $150 onboarding fee per property, the same numbers as the pricing page.

RevFactor fees for 1 to 5 properties
PropertiesMonthlyFirst month
1 $350 $500
2 $700 $1,000
3 $1,050 $1,500
4 $1,400 $2,000
5 $1,750 $2,500

First month is $350 plus $150 per property. Child listings on the same parent account add $50 per month each. Portfolios past five properties move to enterprise pricing.

Who is this for, and who is it not for?

IT IS FOR

  • Owners of 1 to 5 U.S. short-term rentals who run guests and cleaning themselves.
  • Hosts who sell the same home on more than one channel and want one pricing method.
  • Owners willing to give a strategist co-host access and let them make the rate decisions.
  • Hosts who want to keep their own pricing account.

IT IS NOT FOR

  • Owners who want someone to handle guests, cleaning and maintenance. That is property management.
  • Portfolios past five properties, which move to enterprise pricing.
  • Hosts who only need a channel manager or a unified inbox.
  • Anyone expecting a full calendar. The target is RevPAR against a comp set.

What happened to rate and occupancy on eight managed properties?

Rate and occupancy are the two levers a Vrbo and Airbnb host controls. The table shows both for June to August 2026 against the same point in 2025, by owner first name. ADR rose on 7 of 7 properties with both figures published, and booked revenue is higher on 8 of 8.

Grant 6BR, Gatlinburg, TN $1,265 $1,352 18.5% 55.4% +220.7%

Method: booked figures for June, July and August 2026, measured at the May 2026 data pull, against the same booking-curve point in 2025 for the same listing. Revenue change is the figure printed on each case-study page. Booked revenue is not earned revenue, each row is one listing, and none of the eight is described on its case-study page as a Vrbo listing, so the table shows pricing outcomes and says nothing about any one channel. The 4BR, Norfolk, VA property (Alisha) shows the smallest revenue change at +57.1%.

What do the markets behind those properties look like?

Both channels sell the same market, so the market's rate, occupancy and booking lead time are the benchmark for either one. A long lead time means rates set early carry more weight.
