OUTSOURCED PRICING
Outsource Airbnb Pricing: What It Costs and Covers
QUICK ANSWER
To outsource Airbnb pricing, hire a revenue strategist who runs your rates daily inside your own pricing software. RevFactor does this for a flat $350 per property per month plus a one-time $150 onboarding fee, for 1 to 5 U.S. properties. You keep guests, cleaning and the account. The strategist owns the rate decisions and reports monthly on RevPAR, occupancy, ADR and pacing.

What does it mean to outsource Airbnb pricing?
Pricing is the one recurring decision that decides most of a listing's revenue: what to charge on each night, how long the minimum stay should be, and what to do with a gap between two bookings. Outsourcing means a named person takes those decisions over, so they stop competing with your day job. It does not mean handing over the property.
With RevFactor the split is clear. The strategist works in your own PriceLabs account, which is the engine the service runs on, and uses permissioned co-host access to your property management system. You still answer guests, schedule cleaners and own the listing.
Outsourcing vs a tool vs a property manager
Three routes exist, and they solve different problems. A pricing tool gives you software. A property manager gives you the whole operation. Outsourced pricing gives you the pricing decisions only. Vendor facts below come from each vendor's own page, fetched October 16, 2026. Where a page prints nothing, the cell says so.
| Question | Outsource to RevFactor | Pricing tool (PriceLabs) | Property manager (Vacasa as the example) |
|---|---|---|---|
| Who makes the pricing decisions | A dedicated strategist, daily | You, using the tool | The management company |
| What it costs | $350 per property per month plus $150 one-time onboarding (revfactor.io/pricing) | Not published on hello.pricelabs.co/pricing (checked October 16, 2026) | Not published on vacasa.com/owners, which links to a separate fee page (checked October 16, 2026) |
| Contract and cancellation | Month to month after a three-month minimum; notice period to end (ask on the strategy call for the length) | Not published on hello.pricelabs.co/pricing (checked October 16, 2026) | Page says "No fixed contracts"; length and notice period not published (vacasa.com/owners, checked October 16, 2026) |
| What else is included | Comp set, minimum stays, gap nights, monthly report | Dynamic pricing tool with a 30-day free trial | Pricing technology, cleaning, 24/7 guest support, maintenance, marketing |
| Who holds the pricing account | You, in your own PriceLabs account | You | Not published |
| Best for | 1 to 5 owners who run their own guests and cleaning | Hosts who want to price themselves | Owners who want the whole operation handled |

What is included when you outsource pricing to RevFactor?
- A dedicated strategist with co-host access to your property management system.
- A built comp set of 10 to 15 comparable listings in your submarket, with your rates checked against it daily.
- Rule management inside your own PriceLabs account: base price, rate floors, seasonal map, minimum stays and gap-night rules.
- A monthly report on RevPAR, occupancy, ADR and pacing against the same time last year.
- A first-month review of your settings, described on the Airbnb pricing audit page.
Full scope is on the Airbnb revenue management service page.
What the first 30 days look like
- Before day 1: the strategy call. A consultation, with no fee. We pull your comp set and show where pacing is leaving money. It is not a sign-up.
- Week 1: access and onboarding. You grant co-host access to your property management system and connect your PriceLabs account. The one-time $150 onboarding fee is charged per property.
- Week 1 to 2: comp set and review. The strategist builds the 10 to 15 listing comp set and checks base price, seasonality, minimum stays and orphan nights, with the findings written down.
- Week 2 to 3: changes. Floors, minimum stays and gap-night rules are changed in your account. Rates are watched against the comp set every day from here on.
- Day 30: the first monthly report. RevPAR, occupancy, ADR and pacing versus the same time last year, so you can see what moved.
The contract is month to month after a three-month minimum, with a notice period to end the service. The strategy call is where to ask for the exact notice length.
How much does outsourced Airbnb pricing cost?
The fee is $350 per property per month plus a one-time $150 onboarding fee per property, the same numbers as the pricing page.
| Properties | Monthly | First month |
|---|---|---|
| 1 | $350 | $500 |
| 2 | $700 | $1,000 |
| 3 | $1,050 | $1,500 |
| 4 | $1,400 | $2,000 |
| 5 | $1,750 | $2,500 |
First month is $350 plus $150 per property. Child listings on the same parent account add $50 per month each. Portfolios past five properties move to enterprise pricing.
Who is outsourced pricing for, and who is it not for?
IT IS FOR
- Owners of 1 to 5 U.S. short-term rentals who run guests and cleaning themselves.
- Hosts whose pricing gets checked only when time allows.
- Owners willing to give a strategist co-host access and let them make the rate decisions.
- Hosts who want to keep their own pricing account.
IT IS NOT FOR
- Owners who want someone to handle guests, cleaning and maintenance. That is property management.
- Portfolios past five properties, which move to enterprise pricing.
- Hosts who enjoy setting prices and only need software.
- Anyone expecting a full calendar. The target is RevPAR against a comp set.
What did revenue look like on eight outsourced properties?
This table shows booked revenue for June to August 2026 against the same point in 2025 for each case-study property, by owner first name, with how long RevFactor has managed it. On 8 of 8 properties, booked revenue is higher than at the same point last year. Tenure runs from 2.8 to 8.2 months.
| Owner | Property | Booked 2025 | Booked 2026 | Change | Months managed |
|---|---|---|---|---|---|
| Maryssa | 2BR, Albion, MI | $5,851 | $22,985 | +292.8% | 8.2 |
| Zoey | 2BR, Glenwood Springs, CO | $8,692 | $29,327 | +237.4% | 6.2 |
| Thea | 3BR, Norton Shores, MI | $12,383 | $35,802 | +189.1% | 8.2 |
| Cecilia | 4BR, Hopkins, MN | $9,237 | $18,593 | +101.3% | 8.2 |
| Alisha | 4BR, Norfolk, VA | $9,706 | $15,244 | +57.1% | 8.2 |
| Sarah | 4BR, San Diego, CA | $15,537 | $30,859 | +98.6% | 8.2 |
| Elizabeth | 5BR, North Myrtle Beach, SC | $20,065 | $41,418 | +106.4% | 7.1 |
| Grant | 6BR, Gatlinburg, TN | $21,501 | $68,960 | +220.7% | 2.8 |
Method: booked revenue on the books for June, July and August 2026, measured at the May 2026 data pull, against the same booking-curve point in 2025 for the same listing. Change is the figure printed on each case-study page. Booked revenue is not earned revenue, and each row is one listing, so the table promises nothing for yours. The 4BR, Norfolk, VA property (Alisha) shows the smallest change of the eight at +57.1%.
What do the markets behind those properties look like?
A pricing strategist judges a listing against its market, so the market belongs beside it. Each row sets the property's booked occupancy beside the market's for the same months.
| Market | Market occupancy | Property booked | Index | RevFactor listings in market |
|---|---|---|---|---|
| Lake Michigan / Western MI | 20.8% | 75.0% | 3.60x | Not stated |
| Glenwood Springs, CO | Not published | Not published | Not published | 5 |
| Lake Michigan / Western MI | 43.7% | 56.5% | 1.29x | Not stated |
| Minneapolis Metro, MN | 33.8% | 43.5% | 1.29x | Not stated |
| Norfolk, VA | 28.6% | 27.2% | 0.95x | Not stated |
| San Diego, CA | 23.7% | 29.4% | 1.24x | Not stated |
| North Myrtle Beach, SC | 51.0% | 56.5% | 1.11x | 14 |
| Smoky Mountains, TN | 41.6% | 55.4% | 1.33x | 31 |
Source: RevFactor's published case studies, May 2026 data pull, June to August 2026 window. Sample size: one managed listing per row; listing counts come from the case-study text where it states them. Two rows share the Lake Michigan market and print different market occupancy, so both are shown as published.
The second table sets each market's rate, revenue per available night and booking lead time beside it, so you can see whether a market sells on rate or on volume.
| Market | ADR | Occupancy | RevPAR | Lead time | Active listings |
|---|---|---|---|---|---|
| Lake Michigan / Western MI (Norton Shores, MI) | $556 | 42.0% | $261 | 72 days | 56 |
| Glenwood Springs, CO (Glenwood Springs, CO) | $395 | 48.0% | $203 | 51 days | 264 |
| Minneapolis Metro, MN (Minneapolis, MN) | $208 | 48.0% | $104 | 40 days | 1,651 |
| Norfolk, VA (Norfolk, VA) | $243 | 46.0% | $124 | 34 days | 864 |
| San Diego, CA (San Diego, CA) | $402 | 54.0% | $224 | 48 days | 9,801 |
| North Myrtle Beach, SC (North Myrtle Beach, SC) | $389 | 38.0% | $165 | 66 days | 4,510 |
| Smoky Mountains, TN (Gatlinburg, TN) | $383 | 47.0% | $186 | 60 days | 4,019 |
Source: AirROI market summary (api.airroi.com/markets/summary), pulled 2026-10-16. Sample size: the active-listing count in the last column, for the one city named in brackets; the Lake Michigan row uses Norton Shores and the Smoky Mountains row uses Gatlinburg. AirROI's response does not state its measurement window, so these are market-wide figures for all listing sizes, not a match to the June to August window above. Nothing here is estimated.
What has outsourced pricing produced across the portfolio?
Across RevFactor's 322-listing portfolio, managed pricing runs +24% RevPAR versus the submarket comp set, measured as a 24-month rolling average, and orphan nights fell from 25.0% to 11.9% of vacant nights. The STR revenue benchmarks post prints the method for both. Read the case studies in full, or see the pricing page for terms.
