How Did We Score the Services?

To be on the list, a company’s own website has to offer done-for-you pricing to an owner of one listing in the US. Freelance directory profiles are excluded. Each service is then scored at its cheapest published tier that includes daily or near-daily rate management, minimum-stay and length-of-stay rules, listing conversion work, a recurring strategy touchpoint with a named person and a monthly report. Where a site does not evidence one of those, the service stays on the list and loses points on the matching criterion.

Two names that come up in the same searches are described but not ranked, because they do not sell to a host with one property: Pacer states on its homepage that it serves property managers running 20 or more units, and Freewyld Foundry states it is for operators managing more than $1 million in bookings. Full-service property managers are a different purchase and sit in their own list.

RevFactor is the service we run, so read this entry knowing that. The scope is the widest on the list: daily pricing calibration, calendar optimization, length-of-stay rules, comp tracking week over week, listing photography and copy review, channel mix across Airbnb, Vrbo and direct, a custom playbook for events and shoulder seasons, and launch pricing for new listings. Every owner gets a dedicated strategist, a monthly strategy call and a dashboard with messaging into the team, answered the same business day. The consultant page answers the one-property question directly: yes, whether you have one cabin or fifty. The work happens as a co-host inside your own PriceLabs and Airbnb accounts, so nothing transfers and access can be revoked.

The fee is a flat $350 per property per month, the same from one to five properties, with enterprise pricing past five. That is where the points come off. The $150 one-time onboarding fee and the $50 monthly child-listing fee appear in blog posts rather than on a pricing page, which cost four transparency points, and first-year cost at one listing is $4,350, second highest on the list. The terms page says the service runs on a separate services agreement, so there is no published contract length or cancellation policy, which cost five control points. On evidence, RevFactor publishes its book (198 listings, 67 markets, 24 US states), a headline result with the comparison stated (+24% RevPAR against the submarket comp set on a 24-month rolling average) and a seven-property case set pacing $139,581 ahead of the same booking-curve point last year, with the method in the 2026 Revenue Benchmarks. 2. Revenuenaire

Best for: owners who want the full plan, including forecasting and launch pricing, at a price they can read off a table before the first call.

Score: 76 (scope 23, strategist 14, fit 10, fees 6, cost 5, control 8, evidence 10)

Revenuenaire publishes three managed plans priced by listing count, month to month. At one listing, Core is $225 (daily rate monitoring with two to three changes a week, base, minimum and maximum strategy, seasonal, event, gap-night and last-minute rules, minimum-stay and check-in restrictions, a monthly summary), Plus is $305 (adds OTA and listing optimization, promotions, competitor rate tracking per listing, multi-channel management and a monthly ADR, occupancy and RevPAR report) and Pro is $395 (adds a monthly strategy meeting on Zoom, demand forecasting with a 12-month pricing calendar, a dedicated strategist with priority support, new-listing launch pricing and a quarterly business review). Pro is the tier scored here because it is the one that includes the strategy call. The plan table is the clearest monthly pricing surface on the list, but it is not the whole price: the plans-page FAQ says managed plans begin with a mandatory one-time Pricing Strategy Setup, and that fee, “from $125 one-time, priced by listing count”, is published on a different page. That is the same off-surface setup fee RevFactor is docked for, so both score 6 on fee transparency.

Fit is where it lost ground. Revenuenaire serves 451 markets in 79 countries remotely and lists no office. Its contact page says, in full: “Business hours Monday to Friday, 9 AM to 6 PM Central European Time. Flexible for international clients in other time zones.” and “Every engagement is remote and scheduled in your time zone.” The team is led by Alaa Elhadi. That is workable for a US owner and it is not the same as a US-hours team, which is the five points it lost. First-year cost at one listing on Pro is $4,865 including the minimum setup, the highest published figure after RevWhisper. Evidence is a mix: 20,000 properties optimized and +38% RevPAR year over year as client averages without a published method, and a 5.0 rating from 1,431 reviews on Fiverr, which is the largest third-party review count on the list.

3. Hostlyft

Best for: owners who want the lowest published monthly fee and a weekly review, and who are comfortable being the small account at a portfolio-focused firm.

Score: 76 (scope 22, strategist 12, fit 7, fees 6, cost 10, control 9, evidence 10)

Hostlyft’s pricing table, with the currency toggle set to US dollars, shows $140 per unit per month at one or two units, falling to $90 at three or four and $70 at five to nine, with no setup fee and no long-term contract. At one listing that is $1,680 for the first year, the lowest on the list by a wide margin, and it earned the full ten cost points. The service covers base price calibration, seasonality and event rules, length-of-stay and orphan-night logic, OTA promotions on Booking.com and Agoda, and listing optimization, all run daily in PriceLabs by a named revenue manager and, in the company’s words, “reviewed with you weekly”.

The fit and fee points came off for reasons Hostlyft states itself. The homepage headline reads “built for 10+ unit portfolios”, the hiring checklist on its blog asks for “experience managing 10+ units” and lists “you manage 5+ units” as a warning sign, and owners under ten are routed to a “smaller-portfolio track”. On price for that track, the site gives three answers: $140 on the pricing table, EUR 90 in the homepage FAQ and “reviewed case by case” in the homepage pricing block. Pricing is in euros first with dollar equivalents. Evidence is 500+ listings across 40+ portfolios in Dubai, Europe and the US, +20% average revenue uplift without a stated baseline, and two case studies with numbers, SettlerHomes in Dubai and UniqueAway in New York.

4. Enrich Revenue Management

Best for: owners who want a flat fee, no setup charge and a US team that answers during business hours.

Score: 68 (scope 18, strategist 8, fit 12, fees 7, cost 6, control 8, evidence 9)

Enrich charges a starting flat rate of $300 per listing per month, month to month, with no onboarding fee, portfolio discounts as you add properties and 10% off for a one-year contract. First-year cost at one listing is $3,600. The service covers daily pricing adjustments made several times a week, bespoke pricing strategies per listing, marketing and SEO listing optimization, weekly performance updates on market, pacing and performance, and a monthly report with pacing, occupancy, ADR and RevPAR against the market. The team is available Monday to Friday, 9 to 5, on an Atlanta-area number, and works inside your PriceLabs account as part of the PriceLabs Preferred Expert Program.

Points came off on scope, because minimum-stay rules, channel mix and launch pricing are not described on the site, and on strategist access, because updates are written and there is no named strategist or scheduled call. The homepage says the rate is “starting” and depends on listing count, and the pricing page returned a 404 when we checked, so the fee score is a 7. Evidence is +40% RevPAR for clients, more than $20 million in annual revenue under management and a case-studies page, plus a 5 out of 5 rating from 15 reviews on the PriceLabs RM Partners Directory.

5. RevWhisper

Best for: Airbnb-only hosts who want listing optimization, photo editing and search-rank tracking bundled with pricing, and who can commit to a term.

Score: 63 (scope 22, strategist 8, fit 12, fees 4, cost 2, control 3, evidence 12)

RevWhisper, based in Tampa, runs nightly repricing in PriceLabs with a minimum-stay schedule by season, length-of-stay discounts, seasonal floors and ceilings, promotions, orphan-night logic and daily comp monitoring, plus a listing optimization pass with photo editing and daily search-rank tracking on every unbooked date. Its case-study page is the most detailed on the list: named US listings in the Poconos, Asheville, Pigeon Forge, Clearwater and Tampa Bay compared with the same period last year, a +35% average revenue gain across every listing with a prior-year baseline, more than $5 million under management, and figures “read straight from PriceLabs”. A two-bedroom in Pigeon Forge, one of the most crowded cabin markets in the country, closed July 39% up on last July.

The price is the problem for a one-property owner, and it is only visible inside the checkout form. There is a $996 one-time listing optimization fee, then $750 per listing per month on a three-month plan with an early termination fee of two months, or $500 per listing per month prepaid over twelve months with no early termination. First-year cost is $6,996 on the prepaid plan and $9,996 on the three-month plan. A strategist is assigned and a monthly report is sent, but no recurring owner session is described.

6. Pricing By Mira

Best for: Gulf Shores and Destin hosts who want daily pricing with consulting from the founder.

Score: 56 (scope 19, strategist 8, fit 12, fees 2, cost 3, control 4, evidence 8)

Pricing By Mira offers daily pricing, financial forecasting, listing recommendations, marketing support, consulting and a monthly report, and says it works with everyone from single-unit hosts to multi-property managers across the US. Founder Emile Sakhel leads the work. The site reports +42% RevPAR nationwide, RevPAR gains above 50% in Gulf Shores and Destin, and results 25% to 50% above AirDNA projections, and the company holds a 5 out of 5 rating from 15 reviews on the PriceLabs RM Partners Directory.

No price, term or cancellation policy is published, and the pricing URL redirects to the homepage, so the service scored the minimum on fees, cost and control. The cadence of contact with the founder is not stated. The results are headline percentages without a case study that shows the dollar figures behind them.

7. PricingPro

Best for: hosts who want weekly data-backed reports from a founder-led team and are willing to get a custom quote.

Score: 54 (scope 17, strategist 9, fit 9, fees 2, cost 3, control 4, evidence 10)

PricingPro runs PriceLabs strategies with daily adjustments and weekly reporting “with the data behind every action”. The homepage describes it as revenue management designed for STR property managers, and its testimonials, which are named and placed (Salt Lake City, Houston, the Jersey Shore, St. George, Rehoboth Beach), include both single hosts and managers running 25 and 90-plus listings. A live counter on the homepage shows more than $26 million in booking revenue managed.

The pricing page says prices “vary widely” and asks you to request a customized quote, so fees and cost scored the minimum. The published policy asks for three months’ written notice to cancel, with all payments non-refundable including the notice period, which is the most restrictive term on the list after RevWhisper’s. Listing work, channel strategy and launch pricing are not described on the site.

Three things to check against your own priorities. If you take Hostlyft’s pricing table at face value and ignore the other two figures, its fee score rises to 10 and its total to 80, second. If you read Revenuenaire’s “flexible for international clients in other time zones” as no penalty, its fit rises to 13 and its total to 79. Its contact page also promises email replies within one business day and live chat replies within a few hours; crediting that as a between-session channel lifts its strategist score to 15 and its total to 80 with both adjustments, still below 82, so the order at the top does not change. If price is your first criterion, Hostlyft wins on the published numbers. The ranking above is for the owner who wants the whole revenue function delegated to a named person on a schedule.

What do you want handed off? If it is the nightly rate and the rules around it, Revenuenaire Core at $225 or Hostlyft at $140 is the published floor. If it is the rate plus minimum stays, listing conversion, channel mix and a person who calls you every month, compare RevFactor and Revenuenaire Pro, which land within about $500 of each other over a year.

What does leaving cost? Month to month with your own accounts means you lose nothing but the strategist. A setup fee, a minimum term or a notice period means you are buying a relationship you should test on the first call. Two services on this list publish an exit cost, one does not publish its terms at all, and that one is ours.
