What does RevFactor manage in Page?
RevFactor lists 2 homes in Page on the coverage map of the about page. Two homes cannot support a performance claim, so none is made here. The numbers below come from the AirROI pull dated 2026-10-16 and a fresh twelve-month RevPAR series, and the rest of the page is how I would read them before moving a rate.

What does the Page market look like right now?
AirROI counted 423 active listings in Page. Guests paid $230 a night and filled 47% of the available nights, the best fill among the four newest market pages. Stays averaged only 2.4 nights and guests booked about 55 days ahead, which yields $112 RevPAR.
| Metric | Value |
|---|---|
| Average daily rate (ADR) | $230 |
| Occupancy | 47% |
| RevPAR | $112 |
| Booking lead time | 55 days |
| Average length of stay | 2.4 nights |
| Active AirROI listings | 423 |
Small-sample read: these figures come from 423 active listings, under the 500 we treat as a full market sample, so read them as a rough guide to Page, not a precise benchmark.
Behind a $112 annual RevPAR sits a spread of $54 to $159. The best month earned 3.0 times the worst.
The National Park Service describes Glen Canyon National Recreation Area as a place to stay for an hour at the dam or for a week camping on the shores of Lake Powell, and its mailing address is in Page. That tells me the town sits next to a major attraction. The booking data does not say which guests came for it, so I do not assign a cause to any month.
A 2.4-night average is the shortest stay among the four newest markets. It means most bookings are a night or two, and a single empty night between them is expensive.
A 47% occupancy at a $230 rate is a market that sells nearly half its nights. The best month earned $159 against the $112 annual figure, and the rate rules matter most in those months.
The 55-day lead time is a little under two months, so spring dates are priced in winter, when the calendar is at its weakest and offers the least guidance.
With 423 listings in the sample, the market average is stable. A host's comp set will be a few dozen homes at most, sorted by bedrooms and by distance from town, and the rate should be argued against that group.
When does Page earn the most?
May, June and July were the three strongest months, led by July at $159. January was the lowest at $54. The climb is steady from $64 in February to $111 in March, a 72% rise, and then continues to $159 in July. August at $104 is a notable dip, 35% below July, before September recovers to $131.

How do we price an Airbnb in Page?
March is the date range I would look at first. RevPAR rises from $64 in February to $111 in March, a 72% step, and the climb to $159 in July is another 44%. A host who holds a winter rate through March has priced a spring month like January.
The summer is flat for a market with a peak: $144 in May, $154 in June and $159 in July. Because the months are close, the differences are in the weekends and I set weekend floors rather than raising the base rate for the whole season.
August needs its own rule. RevPAR drops from $159 to $104, then rebounds to $131 in September. A host who treats late summer as one block misses that the weakest stretch is August and the recovery starts at the start of September.
The winter is the bottom of the market. $76 in November, $78 in December and $54 in January are at or below half of the summer figure. A floor protects the home from selling cheaply when the demand is not there, and a short minimum stay keeps one-night gaps from sitting empty.
Minimum stays follow the 2.4-night average, so I begin with a one-night allowance and tighten it by date range for the peak weekends only. Across the whole RevFactor portfolio, orphan nights, the vacant dates stranded between bookings, fell from 25.0% to 11.9% of vacant nights.
October at $117 is higher than the two months after it at $76 and $78, so I treat October as the last strong month and plan the drop in advance.
The work runs inside the host's own PriceLabs account. The host keeps the listing, guest messages and cleaning, and the strategist keeps the rate rules, floors and minimum stays.

Who is RevFactor for in Page, and who is it not for?
A GOOD FIT
- You own one to five homes in Page and sell mostly one- and two-night stays.
- You want to know whether your March rate is still a winter rate.
- You want a flat monthly fee and one person who resets rates as pacing changes.
NOT A FIT
- You want a company to run guests, cleaning or turnovers. RevFactor handles pricing and calendar rules only.
- You need a Page case study first. RevFactor has not published one for this market.
- You own more than five properties and expect the flat price. Larger portfolios move to enterprise pricing.
What does RevFactor cost for 1 to 5 properties?
A Page owner pays $350 per property per month, plus a one-time $150 onboarding fee for each home. The price is identical whether a Page home sits on a $230 average night or a far cheaper one, and RevFactor takes no share of Page booking revenue. The Arizona terms match every other market and sit on the pricing page.
| Properties | Monthly | First month |
|---|---|---|
| 1 | $350 | $500 |
| 2 | $700 | $1,000 |
| 3 | $1,050 | $1,500 |
| 4 | $1,400 | $2,000 |

How were these numbers measured?
Market figures come from AirROI's market summary for Page, Arizona, pulled 2026-10-16, covering 423 active listings. The seasonality series is AirROI's monthly RevPAR for the same locality from October 2025 to September 2026, pulled 2026-10-18. RevPAR is revenue per available night as AirROI computes it. The best-to-worst ratio and the month-to-month changes are my arithmetic on those twelve values. RevFactor's own Page book is two listings, so none of these numbers describe RevFactor results. One year of data shows the shape of the year and does not forecast the next.
