What does RevFactor manage in Scottsdale?
RevFactor's coverage map shows 1 listing in Scottsdale. One home cannot support a published result, so this page makes no performance claim for the city. It is the AirROI pull dated 2026-10-16 and how I would read it for a host.

What does the Scottsdale market look like right now?
The pull covers 4,511 active listings. The average rate of $441 is well above Chicago, Panama City Beach and Pensacola, and with 51% occupancy it produces $233 RevPAR. Guests stayed 6.1 nights, longer than in the Florida and Illinois markets, and booked about 56 days ahead.
| Metric | Value |
|---|---|
| Average daily rate (ADR) | $441 |
| Occupancy | 51% |
| RevPAR | $233 |
| Booking lead time | 56 days |
| Average length of stay | 6.1 nights |
| Active AirROI listings | 4,511 |
An occupancy of 51% at $441 is a premium market that still has plenty of empty nights. The question for a host is when the empty nights fall, and the monthly series answers it.
Arizona has two other markets with pages. Tucson averages $207 at 46% with a 6.7-night stay, and Sedona averages $458 at 53%. Scottsdale's rate is more than twice Tucson's and close to Sedona's, so a rate mistake costs more per night.
At $441 a night and 6.1 nights a stay, each booking is a large commitment for a guest and a large number for a host to get wrong. That is why I look at the minimum stay and the length-of-stay discount alongside the nightly rate and not after it.
The 56-day lead time is just under two months. For February and March dates, that means the booking decision is made in the autumn and December, so the base rate for the peak is set well before the peak arrives.
The sample is large and the averages are stable. The group a single home competes with is narrower, by bedroom count, by pool and by neighborhood, and I would build it before I compare any rate.
One more limit on the data: AirROI reports the city of Scottsdale as one market. Resort-area, desert and downtown homes sit inside the same 4,511 listings, so a host in one part of the city should treat these figures as the frame and the nearest comparable homes as the evidence.
When does Scottsdale earn the most?
The three highest RevPAR months over the window were February, March and April, with March at $375. The lowest was August at $146, so the best month earns 2.6 times the worst. RevPAR falls 55% from March to June.

How do we price an Airbnb in Scottsdale?
Scottsdale's calendar runs the way Tucson's does, with winter and early spring on top. March at $375 and February at $333 lead, April follows at $263, and the summer months sit between $146 and $170. A season map copied from a summer market would have it upside down.
The decision with the most money in it is the peak. With a 56-day lead time, February and March dates begin to book in the late autumn. A host who leaves the peak on a flat rate fills those dates early at a price that was set before anyone knew how strong the season would be. I raise the rate as pacing runs ahead of the comp set, in small steps.
April is the hinge. RevPAR is $263 in April after $375 in March, a drop of 30%. I read pacing for April dates in the winter to see whether guests are still booking the first spring weeks or skipping them. One year of data cannot say when the turn will come next time.
Summer is where the floor does the work. June is $170, July $158 and August $146. The temptation is to cut the rate until the calendar fills. A cut that fills nights that would have booked anyway lowers revenue, so I test a lower rate on a few dates and compare pacing before I keep it.
The autumn lift is worth its own base rate. RevPAR climbs from $154 in September to $189 in October, $212 in November and $221 in December, so the soft stretch is shorter than the summer alone suggests.
Minimum stays follow the 6.1-night average. A longer minimum in February and March holds the peak weeks together. In summer the same rule leaves dates empty, so I relax it by date range once pacing shows a date is unlikely to book. Across the RevFactor portfolio, orphan nights, the vacant dates stranded between bookings, fell from 25.0% to 11.9% of vacant nights.
The work runs inside the host's own PriceLabs account. The host keeps guest messages, cleaning and the listing, and the strategist keeps the rate rules, floors and minimum stays.

Who is RevFactor for in Scottsdale, and who is it not for?
A GOOD FIT
- You own one to five homes in Scottsdale and most of your income lands between February and April.
- You price at a premium and want someone to test whether a lower summer rate adds enough bookings.
- You want a flat monthly fee and a person who raises the peak rate while the dates are still open.
NOT A FIT
- You want a company to run guests, cleaning or turnovers. RevFactor handles pricing and calendar rules only.
- You expect a Scottsdale case study. RevFactor has one listing here and has published no result for it.
- You own more than five properties and expect the flat price. Larger portfolios move to enterprise pricing.
What does RevFactor cost for 1 to 5 properties?
A Scottsdale owner pays $350 per property per month, plus a one-time $150 onboarding fee for each home. The price is identical whether a Scottsdale home sits on a $441 average night or a far cheaper one, and RevFactor takes no share of Scottsdale booking revenue. The Arizona terms match every other market and sit on the pricing page.
| Properties | Monthly | First month |
|---|---|---|
| 1 | $350 | $500 |
| 2 | $700 | $1,000 |
| 3 | $1,050 | $1,500 |
| 4 | $1,400 | $2,000 |
| 5 | $1,750 | $2,500 |

How were these numbers measured?
Market figures come from AirROI's market summary for Scottsdale, pulled 2026-10-16, covering 4,511 active listings. The seasonality series is AirROI's monthly RevPAR for the same locality from October 2025 to September 2026. RevPAR is revenue per available night as AirROI computes it. The best-to-worst ratio and the percentage changes between months are my arithmetic on those twelve values. RevFactor's own Scottsdale book is one listing, so none of these figures describe RevFactor results. One year of data shows the shape of the season without forecasting the next.
