What does RevFactor manage in Savannah?
RevFactor manages 1 listing in Savannah, according to the coverage map on the about page. With one home there is nothing to publish as a result, so Savannah carries no performance claim. In its place sits the AirROI pull from 2026-10-16 and the way I would read it before moving any host's rate.

What does the Savannah market look like right now?
The pull describes 2,555 active listings in the city of Savannah. The headline is a high rate with a half-empty calendar: $327 a night, 49% occupancy and $162 RevPAR. Guests stayed 4.1 nights on average and booked about 54 days ahead.
| Metric | Value |
|---|---|
| Average daily rate (ADR) | $327 |
| Occupancy | 49% |
| RevPAR | $162 |
| Booking lead time | 54 days |
| Average length of stay | 4.1 nights |
| Active AirROI listings | 2,555 |
Behind one $162 annual RevPAR sits a year from $106 to $213; the month-by-month line shows the real shape.
Few markets on this site are crowded like this one. With 2,555 active listings, a home shares every night with many near-identical rivals, and the $327 average says little about where a given home belongs in that crowd.
Guests stay 4.1 nights on average, closer to a long weekend than a beach week. That moves the weight onto minimum stays and gap nights, which cost more here than in markets where a booking covers seven nights.
St. Augustine, the other historic coastal market with a page here, averages $338 at 46% with guests staying 5.1 nights. Savannah's rate is $327 and its fill is 49%, so the two do not behave alike, and I would not carry a rate rule from one to the other.
Lead time of 54 days means a March weekend sells in January. A rate chosen that early rests on last year's curve and the handful of bookings already in.
Spring and autumn do the work here. March, April and May all sit between $192 and $213, and October adds $174 before the market cools into winter. Summer never rises above $177, reached in June. A host who expects a beach-style July summit will set July too high and spring too low.
This pull reports monthly averages only, so it cannot show how a Friday differs from a Tuesday. Before setting a weekend premium, a host needs the home's own booking history and the comp set's nightly data, because a $162 yearly RevPAR hides the weekly pattern entirely.
Supply deserves a second look. 2,555 listings sharing a 49% fill means the market has far more capacity than it sells on an ordinary night, so a home wins by being priced correctly for its own comp set, with its own minimum stay and its own opening date, and not by matching the city average.
When does Savannah earn the most?
The three highest RevPAR months over the window were March, April and May, with March at $213. The lowest was January at $106, so the best month earns 2.0 times the worst. RevPAR falls 34% from July to August, then recovers to $149 in September.

How do we price an Airbnb in Savannah?
Hosts who price from the beach-town template get Savannah wrong, because the strongest run is spring: $213 in March, $195 in April and $192 in May. June at $177 and July at $168 hold a respectable middle without reaching a peak.
August is the weakest month of the warm season and of the whole year: $168 in July falls to $112. A July-level rate can strand August nights, so August gets a floor of its own, and I check whether a lower price sells enough extra nights.
October stands out from its neighbors at $174, with $149 before it and $144 after. Before discounting a quiet autumn calendar across the board, I look at what those October dates earned last year.
The demand floor is January at $106, and recovery starts in February at $147 before reaching $213 in March. March dates begin to sell in January given the 54-day window, so the base rate should climb while they fill and not afterward.
A 4.1-night average stay supports a two-night weekend minimum in spring, which keeps one-night holes out of the calendar. Outside those weeks it can leave dates unsold, so I shorten it by date range once pacing shows a longer stay will not book. Portfolio-wide, RevFactor brought orphan nights, vacant dates trapped between bookings, down from 25.0% to 11.9% of vacant nights.
Everything is set in the host's own PriceLabs account. Guest messages, cleaning and the listing stay with the host; the strategist owns rate rules, floors and minimum stays.

Who is RevFactor for in Savannah, and who is it not for?
A GOOD FIT
- Your one to five Savannah homes fill in spring and thin out in August and January.
- You cannot decide whether to cut August or hold, and you want pacing to answer it.
- You like a flat monthly fee and one person adjusting rates as spring dates start to book.
NOT A FIT
- You are looking for someone to handle guests, cleaning or turnovers. RevFactor does pricing and calendar rules only.
- You would only sign with a Savannah case study in hand. RevFactor has not published one.
- You run more than five properties and expect the flat fee; larger portfolios are priced as enterprise.
What does RevFactor cost for 1 to 5 properties?
A Savannah owner pays $350 per property per month, plus a one-time $150 onboarding fee for each home. The price is identical whether a Savannah home sits on a $327 average night or a far cheaper one, and RevFactor takes no share of Savannah booking revenue. The Georgia terms match every other market and sit on the pricing page.
| Properties | Monthly | First month |
|---|---|---|
| 1 | $350 | $500 |
| 2 | $700 | $1,000 |
| 3 | $1,050 | $1,500 |
| 4 | $1,400 | $2,000 |
| 5 | $1,750 | $2,500 |

How were these numbers measured?
Market figures come from AirROI's market summary for Savannah, pulled 2026-10-16, covering 2,555 active listings. The seasonality series is AirROI's monthly RevPAR for the same locality from October 2025 to September 2026. RevPAR is revenue per available night as AirROI computes it. The best-to-worst ratio and the percentage change between July and August are my arithmetic on those twelve values. RevFactor's Savannah book is a single listing, so nothing here reports RevFactor results. A year of data outlines the season and cannot forecast the next. Savannah's sample is the largest of the four newest pages, so its averages move least.
