A year-round $164 RevPAR is the midpoint of months that range from $111 to $231, so the monthly line tells me more than the average does.

Occupancy of 46% leaves most of the unsold capacity on ordinary nights. For a host the useful split is not full against empty but which weeks sell early at a strong rate and which weeks only sell when the price drops.

Savannah, the other historic coastal market with a page here, averages $327 at 49% with guests staying 4.1 nights. St. Augustine's rate is $338, its fill is 46% and its guests stay 5.1 nights, so the two markets do not price alike.

About 53 days of lead time puts the June bookers in the calendar by April. At that point a rate is justified by last year's June and by how many nights this year's June has already sold.

With 1,742 listings behind the averages, the market figures are stable. A given home, though, should be judged against homes of its own size and location, whether near the historic center or the water, and that group is a small slice of the whole.

The monthly series is uneven. March at $215 falls to $164 in April and holds near $164 in May, so a host who reads only the first quarter would expect a different spring than the one that follows. The June figure of $231 is the real summit of the year.

When does St. Augustine earn the most?

The three highest RevPAR months over the window were March, June and July, with June at $231. The lowest was January at $111, so the best month earns 2.1 times the worst. RevPAR falls 41% from $221 in July to $129 in August.

How do we price an Airbnb in St. Augustine?

The year has two summits. March reaches $215, falls back to $164 in April and $164 in May, then climbs to $231 in June and $221 in July. A smooth spring-to-summer ramp is the wrong model here, and a host who lifts rates steadily from February will price April too high.

August is where I would look next. July's $221 becomes $129 a month later, and a nightly rate carried over from July risks idle nights. August gets a separate floor from me, and I test whether a lower price actually sells enough additional nights.

A discount that only fills nights which would have sold anyway costs money, so pacing before and after the cut decides whether it stays. The same check applies to the slide from March into April, where March's rate may overreach.

Autumn is the long soft stretch. September is $112, October $113 and November $124, with January the lowest at $111. December recovers to $160, so the holiday dates deserve a higher floor than the weeks around them.

Stay length averages 5.1 nights, which argues for a three-night floor on peak weekends so one-night holes do not form. Off-peak that floor can strand dates, and I loosen it by date range when pacing says a date will not sell at the longer stay. For scale, RevFactor's whole portfolio cut orphan nights, the vacant dates trapped between bookings, from 25.0% to 11.9% of vacant nights.

The rules live in the host's own PriceLabs account. Guests, cleaning and the listing stay with the host; rate rules, floors and minimum stays belong to the strategist.

Who is RevFactor for in St. Augustine, and who is it not for?

A GOOD FIT

  • You hold one to five St. Augustine homes that book up in March, June and July and sag through autumn.
  • August leaves you torn between a cut and holding the rate, and you want pacing to settle it.
  • You prefer one flat monthly fee and a person who resets rates once the April dip shows up.

NOT A FIT

  • You need a company for guest messaging, cleaning or turnovers. RevFactor covers pricing and calendar rules only.
  • A St. Augustine case study is a precondition for you. None has been published for this market.
  • Your portfolio is past five properties and you expect the flat fee to hold; larger books move to enterprise pricing.

What does RevFactor cost for 1 to 5 properties?

A St. Augustine owner pays $350 per property per month, plus a one-time $150 onboarding fee for each home. The price is identical whether a St. Augustine home sits on a $338 average night or a far cheaper one, and RevFactor takes no share of St. Augustine booking revenue. The Florida terms match every other market and sit on the pricing page.

What is a good occupancy rate for an Airbnb in St. Augustine?

How were these numbers measured?

Market figures are from AirROI's St. Augustine summary, pulled 2026-10-16, covering 1,742 active listings. The seasonality series is AirROI's monthly RevPAR for the same locality from October 2025 to September 2026. RevPAR is revenue per available night as AirROI computes it. The best-to-worst ratio and the percentage change between July and August are my arithmetic on those twelve values. The St. Augustine book at RevFactor is a single listing, so nothing here reports RevFactor results. A year of data outlines the season but cannot forecast the next one.
