What does RevFactor manage in Anna Maria Island?

RevFactor manages 2 listings here, according to the coverage map on the about page: 1 in Holmes Beach and 1 in Bradenton. The AirROI pull below covers Holmes Beach only, the island town, so it describes the market the first home sits in. Two homes cannot support a published result, so no performance claim is made for the island. What follows is the market pull from 2026-10-16 and my reading of it.

The annual $235 RevPAR hides a year that runs from $141 to $363. I read the monthly series first because the average says little about where the money is made.

A $508 nightly rate with 42% occupancy is a market that sells fewer nights at a high price. The question for a host is not how to fill the calendar, but how to protect the rate on the nights that will sell.

Panama City Beach, the other Florida beach market with a page here, averages $360 at 43%. The island's rate is $508 and its guests stay 7.8 nights, against 5.3 in Panama City Beach, so the two do not price alike and a rule from one should not be copied into the other.

A 97-day lead time is about fourteen weeks. A March week is therefore being booked in December, and the rate has to be set against last year's curve with very little of this year's pace to confirm it.

The 992 listings in the sample are a mix of homes and condos of every size. A single home is compared with the group of similar bedroom count and distance to the Gulf, and that group is far smaller than the headline sample.

When does Anna Maria Island earn the most?

The three highest RevPAR months over the window were February, March and June, with March at $363. The lowest was September at $141, so the best month earns 2.6 times the worst. The jump into the season is abrupt: RevPAR rises 92% from $161 in January to $309 in February.

How do we price an Airbnb in Anna Maria Island?

The season here starts early. RevPAR sits near $148 in November and $159 in December, then reaches $309 in February and $363 in March. A host who waits for spring to raise rates has missed the strongest weeks of the year.

Because guests book about 97 days ahead, February and March dates are being sold in the autumn. I set those rates early from last year's curve, then move them as the weeks fill. A calendar left on its autumn base rate through the holidays gives away the winter season.

The second summit is June at $322, with April at $301 and May at $246 between the two. May is the softer month of the pair, and a rate that works in March can be too high there. I test May on its own.

The decline after July is steep. RevPAR is $297 in July, $181 in August and $141 in September, the lowest of the year. I give August and September their own floors and watch pacing weekly.

Minimum stays follow the 7.8-night average. Guests here stay about a week, so a rule that protects the week matters, and a short minimum can break a week into pieces no one books. In the soft months I relax the minimum by date range once pacing shows a date is unlikely to book at the longer stay. Across the whole RevFactor portfolio, orphan nights, the vacant dates stranded between bookings, fell from 25.0% to 11.9% of vacant nights.

The rules sit in the host's own PriceLabs account. Guest messages, cleaning and the listing stay with the host; the strategist owns rate rules, floors and minimum stays.

Who is RevFactor for in Anna Maria Island, and who is it not for?

A GOOD FIT

  • You own one to five homes on Anna Maria Island or in nearby Bradenton and your best weeks fall in late winter and early summer.
  • You are unsure whether to hold a high rate or cut it to fill the calendar, and you want the decision tested against pacing.
  • You want a flat monthly fee and one person who resets rates months ahead of the guests.

NOT A FIT

  • You need someone for guests, cleaning or turnovers. RevFactor does pricing and calendar rules only.
  • You will only sign with an Anna Maria Island case study in hand. RevFactor has not published one.
  • You run more than five properties and expect the flat fee; larger portfolios are priced as enterprise.

What does RevFactor cost for 1 to 5 properties?

A Anna Maria Island owner pays $350 per property per month, plus a one-time $150 onboarding fee for each home. The price is identical whether a Anna Maria Island home sits on a $508 average night or a far cheaper one, and RevFactor takes no share of Anna Maria Island booking revenue. How were these numbers measured?

Market figures come from AirROI's market summary for Holmes Beach, pulled 2026-10-16, covering 992 active listings. The seasonality series is AirROI's monthly RevPAR for the same locality from October 2025 to September 2026. RevPAR is revenue per available night as AirROI computes it. The best-to-worst ratio and the percentage change between January and February are my arithmetic on those twelve values. RevFactor's two listings here are one in Holmes Beach and one in Bradenton, so none of these figures describe RevFactor results. One year of data shows the shape of the season without forecasting the next.
