Where does RevFactor operate in Florida?
Florida spreads 9 RevFactor homes over 6 markets on the Gulf coast, in the Panhandle, on the Atlantic side and in one inland city. Gainesville has 3, Anna Maria Island has 2 (one in Holmes Beach and one in Bradenton), and four more markets hold a single home.
| Market | Listings | Localities and listings |
|---|---|---|
| Gainesville | 3 | Gainesville 3 |
| Anna Maria Island | 2 | Holmes Beach 1, Bradenton 1 |
| Venice | 1 | Venice 1 |
| Pensacola | 1 | Pensacola 1 |
| St. Augustine | 1 | St. Augustine 1 |
| Panama City Beach | 1 | Panama City Beach 1 |
Gainesville has its own page with a 12-month RevPAR series. The other five markets are in the data table with their AirROI figures but no page, because their RevFactor counts are too small to support one.
What do Florida Airbnb markets earn?
Six Florida localities were pulled from AirROI on 2026-10-16. Samples run from 404 active listings in Venice to 10,448 in Panama City Beach, one of the largest samples on the whole map.
| Market | ADR | Occupancy | RevPAR | Lead time | Stay | AirROI listings |
|---|---|---|---|---|---|---|
| Gainesville | $253 | 40% | $97 | 55 days | 4.6 nights | 1,026 |
| Anna Maria Island | $508 | 42% | $235 | 97 days | 7.8 nights | 992 |
| Venice | $249 | 46% | $122 | 62 days | 8.1 nights | 404 |
| Pensacola | $271 | 46% | $133 | 49 days | 5.2 nights | 2,597 |
| St. Augustine | $338 | 46% | $164 | 53 days | 5.1 nights | 1,742 |
| Panama City Beach | $360 | 43% | $168 | 62 days | 5.3 nights | 10,448 |
| Computed across 6 RevFactor markets (unweighted mean) | $330 | 44% | $153 |
The beach markets and the college town sit in different tiers. Anna Maria Island earns $235 RevPAR at $508 ADR, and Gainesville earns $97 at $253, so the lowest-earning Florida market earns 41% of the highest.
Occupancy is tightly grouped. All six markets fill between 40% and 46% of nights, with Gainesville the lowest. That leaves rate and stay length to do the sorting between Florida markets.
Stay length is where Florida is unusual. Venice guests stay 8.1 nights and Anna Maria Island guests 7.8, two of the three longest stays on the whole map, against 4.6 in Gainesville. Those are close to week-long vacations, so a weekly rate and a seven-night minimum stay carry more weight than any single night's price.
Lead time follows the same split. Anna Maria Island guests book 97 days ahead, the longest on the map, and Venice guests 62. Pensacola guests book 49 days ahead and St. Augustine guests 53. The unweighted mean across the 6 markets is $330 ADR, 44% occupancy and $153 RevPAR, a reading aid and not a benchmark for any single home.
When do Florida markets earn the most?
Only Gainesville has a monthly RevPAR series in Florida, so this section describes one market and does not stand in for the beach towns.
| Market | Best month | Best RevPAR | Weakest month | Weakest RevPAR | Best to weakest |
|---|---|---|---|---|---|
| Gainesville | November | $122 | January | $77 | 1.6x |
| Anna Maria Island | March | $363 | September | $141 | 2.6x |
| Venice | February | $187 | September | $65 | 2.9x |
| Pensacola | June | $235 | January | $67 | 3.5x |
| St. Augustine | June | $231 | January | $111 | 2.1x |
| Panama City Beach | June | $324 | January | $75 | 4.3x |
Gainesville's best month over the window was November at $122 and its weakest was January at $77, a 1.6-times range, the smallest best-to-worst swing of any RevFactor market with a page. That is a flat calendar, and the data shows when guests pay, not why.
How do we price an Airbnb in Florida?
Florida homes come in two types and I price them differently. Anna Maria Island and Venice are long-stay, long-lead markets. Gainesville is a short-lead, steadier one, and Pensacola, St. Augustine and Panama City Beach sit in between.
For the long-lead beach markets the 97-day average booking window is the central fact. Dates are being reserved three months out, so a rate that is correct on the day of booking can be too low by the time the stay arrives. I review rates for dates three to four months ahead before I touch the dates inside the next month.
A 7.8-night average stay changes how I use discounts. With stays near a week, weekly discounts become part of the base product and not only a tool for slow dates. The decision is how steep to make them, and I test that against pacing with the nightly rate held fixed.
Gainesville is flat by comparison. November earns $122 and January earns $77, so seasonal floors matter less than the weekly pattern. A 55-day lead time and 4.6-night stays mean the calendar is filled by repeat short trips, and rate moves are small and frequent.
Panama City Beach has 10,448 listings in its sample and RevFactor manages one home there. With that many comparable homes, the comp set can be cut finely by bedrooms and distance, and the home's own pacing is what I watch against it.
I do not read a pattern into a single listing. Venice, Pensacola, St. Augustine and Panama City Beach each have one RevFactor home, and the AirROI row is context for the owner, not a forecast.
Orphan nights, the vacant dates stranded between bookings, fell from 25.0% to 11.9% of vacant nights across the RevFactor portfolio. On a seven-night product, one stranded weekend is a full unsold stay, so the minimum-stay rule is set around the booked dates and not the other way round.
All of it runs inside the host's own PriceLabs account. The host keeps guest messages, cleaning and the listing, and the strategist keeps the rate rules, floors and calendar.

Who is RevFactor for in Florida, and who is it not for?
A GOOD FIT
- You own one to five Florida homes and want the rate and the minimum stay set for your market's real stay length.
- Your beach home books months ahead and you want someone reviewing the dates a quarter out, not only the next few weeks.
- You own in Gainesville or another short-lead market and want small, frequent rate moves instead of one seasonal plan.
NOT A FIT
- You are looking for a manager to run guests, cleaners or turnovers in Florida. RevFactor does pricing and calendar rules and nothing else.
- You expect a Florida case study to tell you what your home will earn. There is none yet, and market data is not a forecast.
- You own over five Florida properties and expect the flat price; bigger portfolios are quoted separately.
What does RevFactor cost for 1 to 5 properties in Florida?
Florida costs $350 a month for each home, with a one-time $150 setup charge per home. The 9 Florida listings on the map would come to $3,150 a month. No share of revenue is taken. See pricing for terms.
| Properties | Monthly | First month |
|---|---|---|
| 1 | $350 | $500 |
| 2 | $700 | $1,000 |
| 3 | $1,050 | $1,500 |
| 4 | $1,400 | $2,000 |
| 5 | $1,750 | $2,500 |

Listing counts come from the RevFactor coverage map on the about page. Market figures come from AirROI's market summary for one locality per market, pulled 2026-10-16. The Gainesville RevPAR series comes from AirROI. The state mean is my arithmetic: an unweighted average of the 6 market figures, not an AirROI statewide number, and no Florida region endpoint was used. Ratios and percentages are arithmetic on the printed values.
