Where does RevFactor operate in South Carolina?
South Carolina has one RevFactor market, North Myrtle Beach, with 14 homes, and one of them has a full case study. It is the largest beach footprint in the book and the one place where the market data and a case study sit side by side.
| Market | Listings | Localities and listings |
|---|---|---|
| North Myrtle Beach | 14 | North Myrtle Beach 14 |
North Myrtle Beach has its own page with the 12-month RevPAR series. The figures there and here come from the same AirROI pull.
What do South Carolina Airbnb markets earn?
One South Carolina locality was pulled from AirROI on 2026-10-16: North Myrtle Beach, with 4,510 active listings. It is one of the deepest samples among RevFactor markets, so the averages are stable.
| Market | ADR | Occupancy | RevPAR | Lead time | Stay | AirROI listings |
|---|---|---|---|---|---|---|
| North Myrtle Beach | $389 | 38% | $165 | 66 days | 4.8 nights | 4,510 |
North Myrtle Beach pairs a $389 rate with 38% occupancy for $165 RevPAR. Occupancy is under four in ten nights across the year, which is low for a beach town and says the calendar has long quiet stretches.
Stays run 4.8 nights on average and guests book 66 days ahead. A near-five-night stay and a two-month window fit a market where families plan a week away, though AirROI does not name the trip type and I do not assume it.
South Carolina has no state roll-up here. With one market there is nothing to average, so the figures are AirROI's for North Myrtle Beach and not for the state.
With 4,510 listings in the sample, a single home is a small part of the comp set. That helps, since an average of thousands is hard to move, and it hurts, since the market's best homes are far above the average and my job is to find where a specific home sits.
When do South Carolina markets earn the most?
North Myrtle Beach is the only South Carolina market with a monthly RevPAR series, and its shape is a steep summer peak.
| Market | Best month | Best RevPAR | Weakest month | Weakest RevPAR | Best to weakest |
|---|---|---|---|---|---|
| North Myrtle Beach | July | $324 | January | $64 | 5.0x |
North Myrtle Beach peaked in July at $324 RevPAR and bottomed in January at $64, a 5.0-times range, the widest among RevFactor markets with a series. June, July and August were the three strongest months. The data shows when guests pay and not why, and one year of it does not forecast the next.
What happened to RevFactor listings in South Carolina?
One South Carolina home has a full case study: a 5-bedroom home in North Myrtle Beach, owned by Elizabeth. The figures below are booked pacing for June to August 2026 as of the May data pull, which is on-the-books revenue and not earned revenue.
| 5BR home in North Myrtle Beach, SC | On the books | Same time last year |
|---|---|---|
| Booked revenue, Jun to Aug 2026 | $41,418 | $20,065 |
| Average daily rate | $797 | $692 |
| Occupancy | 56.5% | 31.5% |
The 5-bedroom home had $41,418 on the books against $20,065 a year earlier, with a booked rate of $797 against $692. It is one home in a market with 4,510 active listings, so it shows the method and does not set expectations for another beach house. See all case studies.
How do we price an Airbnb in South Carolina?
A beach market with a 5.0-times gap between July and January cannot run on one rate. July earns $324 RevPAR and January earns $64, so the first piece of work is a seasonal curve with real floors for the shoulder months.
The case study home onboarded in October 2025 and is pacing ahead of the same point a year earlier for the summer months, both in booked revenue and in booked rate. I read that as evidence the summer was under-priced before, not as a promise for the next owner.
Summer dates book early with a 66-day average window, so I review June to August rates in the winter and watch pickup against the comp set every week from spring. Raising a rate after the weeks have sold is the mistake this market punishes most.
The weak months are where the work gets harder. January at $64 RevPAR is not a month to chase with discounts alone. I look at length-of-stay discounts, which suit a market of 4.8-night stays, and at whether a monthly or longer stay rate fills dates that a nightly rate does not.
In a deep sample, comp set choice is the lever. A beach house in North Myrtle Beach with 5 bedrooms competes with other large homes close to the water, not with every rental in the sample, and a tight comp set is what makes the rate defensible.
Across the 322 listings in the RevFactor portfolio, orphan nights fell from 25.0% to 11.9% of vacant nights. With week-long stays, stranded days between bookings are costly, and gap rules are where I begin.

Who is RevFactor for in South Carolina, and who is it not for?
A GOOD FIT
- You own one to five beach homes in North Myrtle Beach or elsewhere in South Carolina and want summer priced before it sells.
- Your year has a steep peak and a long quiet stretch and you want the shoulder floors set on evidence.
- You prefer a flat monthly fee to a percentage taken from every South Carolina booking.
NOT A FIT
- You need someone on site in South Carolina for check-ins, cleaning or turnovers. RevFactor works on rates and the calendar only.
- You expect the case study result for your own home. It is one home, and pacing is not a forecast.
- You run six or more South Carolina properties. The flat price is built for one to five, so larger portfolios are quoted separately.
What does RevFactor cost for 1 to 5 properties in South Carolina?
South Carolina costs $350 a month for each home, with a one-time $150 setup charge per home. The 14 South Carolina listings on the map would come to $4,900 a month. No share of revenue is taken. See pricing for terms.
