Where does RevFactor operate in North Carolina?

North Carolina has one RevFactor market and one home, in Lake Lure. A single listing cannot show a trend, so this page reports what AirROI measured in the town and describes the pricing method I would apply to a lake home there.

What do North Carolina Airbnb markets earn?

One North Carolina locality was pulled from AirROI on 2026-10-16. Lake Lure returned 496 active listings, a sample large enough for a steady average.

Lake Lure averages $340 a night at 35% occupancy, which gives $122 RevPAR. At that fill the typical listing sells roughly one night in three, so the revenue question is the rate on the nights that do sell and how many more a lower rate would add.

Guests stay 4.0 nights on average and book 60 days ahead. A stay near four nights suggests trips built around a weekend or longer, and the data does not say why guests choose the town.

A lake destination is often sold on the water, and a guest comparing two Lake Lure listings may weigh the view and the dock more than a twenty-dollar rate difference. The AirROI average cannot see that, which is another reason I lean on the home's own comp set.

North Carolina has no state roll-up here. With one market there is nothing to average, so the figures are AirROI's for Lake Lure and not for the state.

Lake Lure is a lake town, and mountain and lake markets in this book share a habit: the best dates sell early and the rest sell late. I would not call that a Lake Lure fact without a monthly series, and none was pulled.

How do we price an Airbnb in North Carolina?

Lake Lure is a one-home market for RevFactor, so there is no portfolio pattern to lean on. I start from the owner's own booking history and treat AirROI's 496 listings as the backdrop to it.

The first task is to narrow the comp set. The $340 average blends every kind of rental in town, and a lakefront house with a dock does not compete with a one-bedroom cabin. I filter by bedrooms, water access and amenities until the set resembles the home's real alternatives.

At 35% occupancy, most of the calendar is open, and a long minimum stay would leave more of it empty. I keep the minimum short on soft dates and lengthen it only around dates that sell without help, then check sixty days of pacing before keeping the rule.

The 60-day lead time puts the dates that decide a month about two months away. They get my first review, the final two weeks get a second, and last-minute dates keep their own floor so that a late booking does not set the base rate.

A lake town with a 4.0-night stay is exposed to stranded nights between bookings. Gap rules that let a one-night hole be filled at a small discount are the cheapest change available, and I test them before touching the base rate.

Across the 322 listings in the RevFactor portfolio, orphan nights fell from 25.0% to 11.9% of vacant nights. That is a portfolio result, not a Lake Lure one, and I cite it for the method and not as a promise.

I would tell a North Carolina owner early that one home cannot show a seasonal pattern. A year of PriceLabs history under this strategy is when the calendar starts to teach us something, and until then I label each change as a test.

A first-month plan for a North Carolina home is short. Week one is the booking-history review. Week two sets the comp set, the base rate and the minimum stay. Weeks three and four watch pickup against the comp set and adjust once, so that I can tell which change caused which result.

With 496 listings in the Lake Lure sample, the average is steadier than in a village, but the comp set still decides the rate. A home on the water and a home with only a view can sit far apart on price, and I do not average them together.

The owner keeps the North Carolina guest relationship, the turnovers and the listing text. I take the nightly rate, the floors and the calendar, and I work from the host's PriceLabs account so the owner can see every change.

Who is RevFactor for in North Carolina, and who is it not for?

A GOOD FIT

  • You own between one and five homes in Lake Lure or elsewhere in North Carolina and want a person setting rate and minimum stay.
  • Your calendar is mostly open and you want the trade between rate and fill measured, not guessed.
  • You would rather pay a fixed monthly fee than give up a cut of North Carolina bookings.

NOT A FIT

  • You expect the service to deal with North Carolina guests and housekeeping. It covers rate and calendar rules, not operations.
  • You want proof from many North Carolina homes. RevFactor manages 1, and this page does not pretend otherwise.
  • You hold more than five North Carolina homes and expect the flat fee to apply; larger portfolios get a separate quote.

North Carolina costs $350 a month for each home, with a one-time $150 setup charge per home. With one North Carolina listing on the map, that is $350 a month. No share of revenue is taken. See pricing for terms.
