What does RevFactor manage in Lake Lure?

RevFactor lists 1 home in Lake Lure on the coverage map of the about page. One home cannot carry a performance claim, so none is made here. What follows is the AirROI pull dated 2026-10-16, a fresh twelve-month RevPAR series, and the order in which I would look at a Lake Lure calendar before moving a rate.

Small-sample read: these figures come from 496 active listings, under the 500 we treat as a full market sample, so read them as a rough guide to Lake Lure, not a precise benchmark.

The $122 annual figure hides a wide range. The strongest month earned 2.8 times the weakest, so the monthly series is the useful number.

The Town of Lake Lure's own home page, checked 2026-10-16, carries a banner asking for donations to its storm recovery fund. The data on this page counts listings and bookings. It does not measure damage or repairs, so I do not assign a cause to any month, and a host should not read the winter figures as a forecast.

A 35% occupancy at a $340 rate is a market that sells fewer nights at a high price. Cutting the rate to lift fill is the move I test last, because the revenue sits in the rate.

Four-night stays are typical. That fits a week-long lake trip less than it fits a long weekend plus a day or two, so the minimum-stay rule decides how many weekends end up with a hole in the middle.

The 60-day booking window is about two months. A July weekend is reserved in May, and the first bookings of the season show how firm the summer will be.

With 496 listings in the sample, the market average is stable. A host's own comp set is a handful of homes sorted by bedroom count, lake frontage and view, and the rate should be argued against that group.

When does Lake Lure earn the most?

June, July and August were the three strongest months, led by July at $194. January was the lowest at $70. The shape is unusual: $121 in October, $117 in November and $123 in December sit at about the level of September at $120, and then RevPAR falls to $70 in January.

How do we price an Airbnb in Lake Lure?

Lake Lure has two plateaus and a cliff between them. Autumn holds near $121 through December, then January drops 43% from $123 to $70. A host who prices January like December is selling at a rate the market does not pay.

The climb is slow and then fast. RevPAR is $91 in April and $104 in May, then $170 in June, a 64% jump in a single month. With a 60-day window the June dates are priced in April, before the jump shows on the calendar, so the base rate for June should be raised on the first bookings and not after they accumulate.

July at $194 and August at $140 are 28% apart. I give them separate base rates and keep the holiday week at the top of the rate band.

September at $120 gives back most of the summer gap to August. I would not let a weak late August pull September down with it, and I check each week against the same week of the prior year.

The 4.0-night average suggests a minimum of three nights in summer and two in the winter months. I relax the rule by date range once pacing shows a date is unlikely to book at the longer stay. Across the whole RevFactor portfolio, orphan nights, the vacant dates stranded between bookings, fell from 25.0% to 11.9% of vacant nights.

The work runs inside the host's own PriceLabs account. The host keeps the listing, guest messages and cleaning, and the strategist keeps the rate rules, floors and minimum stays.

Who is RevFactor for in Lake Lure, and who is it not for?

A GOOD FIT

  • You own one to five homes in Lake Lure and the calendar is strong in summer and thin in January and February.
  • You want to know whether your June rate is too low before the dates fill.
  • You prefer a flat monthly fee and one person who resets rates as pacing changes.

NOT A FIT

  • You want a company to run guests, cleaning or turnovers. RevFactor handles pricing and calendar rules only.
  • You need a Lake Lure case study first. RevFactor has not published one for this market.
  • You own more than five properties and expect the flat price. Larger portfolios move to enterprise pricing.

What does RevFactor cost for 1 to 5 properties?

A Lake Lure owner pays $350 per property per month, plus a one-time $150 onboarding fee for each home. The price is identical whether a Lake Lure home sits on a $340 average night or a far cheaper one, and RevFactor takes no share of Lake Lure booking revenue. The North Carolina terms match every other market and sit on the pricing page.

How were these numbers measured?

Market figures come from AirROI's market summary for Lake Lure, North Carolina, pulled 2026-10-16, covering 496 active listings. The seasonality series is AirROI's monthly RevPAR for the same locality from October 2025 to September 2026, pulled 2026-10-18. RevPAR is revenue per available night as AirROI computes it. The best-to-worst ratio and the month-to-month changes are my arithmetic on those twelve values. RevFactor's own Lake Lure book is one listing, so none of these numbers describe RevFactor results. One year of data shows the shape of the year and does not forecast the next.
