Small-sample read: these figures come from 404 active listings, under the 500 we treat as a full market sample, so read them as a rough guide to Venice, not a precise benchmark.
The $122 annual figure is an average of a strong winter and a weak late summer. The best month earned 2.9 times the worst, so the monthly series is the useful number.
Wikipedia describes Venice as a city in Sarasota County in Southwest Florida, and VISIT FLORIDA markets the state's beaches and attractions. Neither source is booking data, so I do not state why the winter months lead. I only report what the series shows.
A 8.1-night average is a long-stay market. A booking of that length takes a large share of the month, so one booking decides whether a given month is good or poor, and a discount to win a long booking applies to every night in it.
Long stays make the minimum-stay rule the most important setting. A seven-night minimum cuts the booking pool, and a two-night minimum invites calendar fragments that a long stay would have filled.
A 46% occupancy at a $249 rate is a market that sells a little under half its nights at a rate it does not discount to fill.
The 62-day lead time is the longest of the four newest markets. February dates are being reserved around December, so the early bookings of the winter set the pace for the months after them.
When does Venice earn the most?
January, February and March were the three strongest months, led by February at $187. September was the lowest at $65. The rise begins in the fall: $87 in October, $93 in November, $102 in December, $126 in January, then $187 in February.

How do we price an Airbnb in Venice?
The year here starts in the fall and ends in the summer. RevPAR rises from $87 in October to $187 in February, a 115% climb, then falls through $124 in April and $105 in May to $65 in September. A rate set for the average month is wrong in nearly every month.
February and March are the pair to price carefully. $187 and $186 are within 0% of each other, and April at $124 is 34% below March. With a 62-day window the best winter dates book around December, so a host who waits to see the calendar fill is raising the rate after the early guests have booked.
The drop after March is sharp. RevPAR goes from $186 to $124 to $105. I plan that decline in advance, with a step-down by date range rather than a sudden cut when pacing falls behind.
Summer is low and flat: $115 in June, $116 in July, $87 in August and $65 in September, the year's lowest figure. A floor matters most here, because a discount in the weakest months can sell nights for very little.
Minimum stays follow the 8.1-night average. In winter I keep a longer minimum, and in the summer I relax it by date range once pacing shows a date is unlikely to book at the longer stay. Across the whole RevFactor portfolio, orphan nights, the vacant dates stranded between bookings, fell from 25.0% to 11.9% of vacant nights.
Long stays also change what a discount costs. I price a weekly and a monthly rate as separate settings and test them against the nightly rate, and I do not let a discount for a month-long booking set the rate for the shorter ones.
The work runs inside the host's own PriceLabs account. The host keeps the listing, guest messages and cleaning, and the strategist keeps the rate rules, floors and minimum stays.

Who is RevFactor for in Venice, and who is it not for?
A GOOD FIT
- You own one to five homes in Venice and the calendar is full in winter and thin in late summer.
- You sell mostly stays of a week or longer and want to know what your discounts cost.
- You want a flat monthly fee and one person who resets rates as pacing changes.
NOT A FIT
- You want a company to run guests, cleaning or turnovers. RevFactor handles pricing and calendar rules only.
- You need a Venice case study first. RevFactor has not published one for this market.
- You own more than five properties and expect the flat price. Larger portfolios move to enterprise pricing.
What does RevFactor cost for 1 to 5 properties?
A Venice owner pays $350 per property per month, plus a one-time $150 onboarding fee for each home. The price is identical whether a Venice home sits on a $249 average night or a far cheaper one, and RevFactor takes no share of Venice booking revenue. The Florida terms match every other market and sit on the pricing page.
| Properties | Monthly | First month |
|---|---|---|
| 1 | $350 | $500 |
| 2 | $700 | $1,000 |
| 3 | $1,050 | $1,500 |
| 4 | $1,400 | $2,000 |
| 5 | $1,750 | $2,500 |

How were these numbers measured?
Market figures come from AirROI's market summary for Venice, Florida, pulled 2026-10-16, covering 404 active listings. The seasonality series is AirROI's monthly RevPAR for the same locality from October 2025 to September 2026, pulled 2026-10-18. RevPAR is revenue per available night as AirROI computes it. The best-to-worst ratio and the month-to-month changes are my arithmetic on those twelve values. RevFactor's own Venice book is one listing, so none of these numbers describe RevFactor results. One year of data shows the shape of the year and does not forecast the next.
