What does RevFactor manage in Pensacola?
RevFactor manages 1 listing in Pensacola, according to the coverage map on the about page. One home is too small a base to publish a result, so this page makes no performance claim for Pensacola. What it gives you is the AirROI market pull, pulled 2026-10-16, and the way I read it before I would touch a host's rate.

What does the Pensacola market look like right now?
The pull describes 2,597 active listings in the city of Pensacola. The headline is a premium rate with a modest fill: $271 a night, 46% occupancy and $133 RevPAR. Guests stayed 5.2 nights on average and booked about 49 days ahead.
| Metric | Value |
|---|---|
| Average daily rate (ADR) | $271 |
| Occupancy | 46% |
| RevPAR | $133 |
| Booking lead time | 49 days |
| Average length of stay | 5.2 nights |
| Active AirROI listings | 2,597 |
The annual $133 RevPAR hides a year that runs from $67 to $235. The monthly series comes first in my reading, since the average mostly reflects how long the summer runs.
At 46% occupancy, more than half of Pensacola's listings sit empty on an average night. That is not a flaw to correct; seasonal beach cities run this way, and what matters is which nights go unsold and what the sold ones earn.
Panama City Beach, the other Florida Gulf coast market with a page here, averages $360 at 43%, so the two Florida beach markets do not price alike. Pensacola's rate is $271 against $360, and its fill is 46% against 43%. I would not copy a rate rule from one into the other.
The 49-day lead time is about seven weeks. A June weekend is therefore being booked in April, and at that distance the evidence for a rate is a mix of last year's curve and the first bookings of this year.
With 2,597 listings behind it, the market average barely moves from one pull to the next. A single home competes against far fewer neighbors, filtered by bedroom count and distance to the water, and a rate should be tested against that narrower set.
When does Pensacola earn the most?
The three highest RevPAR months over the window were May, June and July, with June at $235. The lowest was January at $67, so the best month earns 3.5 times the worst. The drop after July is abrupt: RevPAR falls 49% from July to August.

How do we price an Airbnb in Pensacola?
The year has one clear summit and two shoulders. June at $235 and July at $226 are the summit. May at $157 is the shoulder before it, and a smaller shoulder runs from February at $107 to April at $116. The long soft stretch is from October to January, with the bottom at $67 in January.
The decision I would watch most closely is August. RevPAR is $226 in July and $115 in August, so a rate held at its July level can leave August nights empty. A host who treats the whole summer as one block pays for that in the second half.
I would give May, June and July their own base rates and floors, then let August start from a lower floor and test whether the lower price brings in enough extra nights to matter. A cut that fills nights that would have booked anyway lowers revenue, so I compare pacing with and without the cut before I keep it.
In winter the floor outweighs the base rate. December RevPAR of $78 and January RevPAR of $67 mean a host chasing bookings can fill nights at a price that earns almost nothing, so I look up what those dates brought in a year earlier and set the lowest rate a booking may clear.
The spring recovery starts early. February is $107 and March is $125, up from $67 in January. Because guests book about 49 days ahead, the March dates begin to move in January, and the base rate should rise as they fill and not after.
Minimum stays follow the 5.2-night average. A three-night minimum in the peak weeks keeps one-night gaps off the calendar. Outside the peak that same rule strands dates, so once pacing shows a date will not sell at the longer stay, I shorten the minimum for that range. Portfolio-wide, RevFactor cut orphan nights, the vacant dates stranded between bookings, from 25.0% to 11.9% of vacant nights.
The work happens in the host's existing PriceLabs account. Guest messages, cleaning and the listing stay with the host; rate rules, floors and minimum stays belong to the strategist.

Who is RevFactor for in Pensacola, and who is it not for?
A GOOD FIT
- You own one to five homes in Pensacola and your calendar is full in early summer and thin from October to January.
- You cannot decide between cutting August rates and holding them, and you want pacing to settle it.
- You prefer one flat monthly fee and a single person resetting rates as spring dates start to sell.
NOT A FIT
- You need someone to handle guests, cleaning or turnovers; RevFactor covers pricing and calendar rules and nothing else.
- You want a Pensacola case study before you decide. RevFactor has not published one for this market.
- You own more than five properties and expect the flat price. Larger portfolios move to enterprise pricing.
What does RevFactor cost for 1 to 5 properties?
A Pensacola owner pays $350 per property per month, plus a one-time $150 onboarding fee for each home. The price is identical whether a Pensacola home sits on a $271 average night or a far cheaper one, and RevFactor takes no share of Pensacola booking revenue. The Florida terms match every other market and sit on the pricing page.
| Properties | Monthly | First month |
|---|---|---|
| 1 | $350 | $500 |
| 2 | $700 | $1,000 |
| 3 | $1,050 | $1,500 |
| 4 | $1,400 | $2,000 |
| 5 | $1,750 | $2,500 |

How were these numbers measured?
Market figures come from AirROI's market summary for Pensacola, pulled 2026-10-16, covering 2,597 active listings. The seasonality series is AirROI's monthly RevPAR for the same locality from October 2025 to September 2026. RevPAR is revenue per available night as AirROI computes it. The best-to-worst ratio and the percentage change between July and August are my arithmetic on those twelve values. RevFactor's own Pensacola book is one listing, so none of these figures describe RevFactor results. Twelve months show how the season is shaped; they say nothing about what comes next.
