What does the Panama City Beach market look like right now?
This is the largest sample of any market on the RevFactor map: 10,448 active listings. The average rate of $360 comes with 43% occupancy, and a $168 RevPAR that is the product of the two.
| Metric | Value |
|---|---|
| Average daily rate (ADR) | $360 |
| Occupancy | 43% |
| RevPAR | $168 |
| Booking lead time | 62 days |
| Average length of stay | 5.3 nights |
| Active AirROI listings | 10,448 |
Occupancy of 43% is the number I would be careful with. It is an annual average across a year in which the best month earns 4.3 times the worst, and it describes no month in particular.
Compare the booking window with the neighbors. Guests here booked about 62 days ahead, longer than the 49 days in Pensacola and the 66 days in North Myrtle Beach. A longer window means summer dates are decided in the winter, so a rate set in February is a rate for July.
The 5.3-night average stay is close to a week, which fits a vacation-week pattern. A guest booking a week is comparing the total for the stay, so the nightly rate and any length-of-stay discount have to be read together.
A 43% occupancy in a market this large tells me the supply is deep. With 10,448 listings competing for the same guests, a home that is priced a little high sits empty, and one priced a little low sells out early without earning the rate the date could have held.
The sample is big enough that the averages are reliable. The group that matters to a single home is far smaller, and I build it by bedroom count and distance to the water before I compare any rate.
When does Panama City Beach earn the most?
The three highest RevPAR months over the window were May, June and July, with June at $324. The lowest was January at $75. The fall from July to August is steep, at 53%, and RevPAR in January is 4.3 times lower than the peak.

How do we price an Airbnb in Panama City Beach?
Panama City Beach has the sharpest summit on the map. June earns $324 RevPAR and July $298, against $193 in May and $141 in August. A host who prices the whole year the same way gives up most of what those two months can earn.
I would start with June and July. The base rate there should be set early, because guests book about 62 days ahead and the best summer weeks are being reserved from the late winter. Raising a rate after a date has filled earns nothing, so I raise it while the date is still open and pacing is ahead of the same date a year earlier.
August is the edge of the cliff. RevPAR drops from $298 to $141, then to $119 in September. The question for those weeks is whether to hold the summer rate or to step down early enough to catch the guests who are still traveling. I would test a step down on a few dates and compare pacing before I keep it.
The shoulder from February to April, at $136, $144 and $141, is a second, smaller season. Those months are worth setting on their own base rate and not as a discount off summer, because they earn more than November, December and January by a wide margin.
The winter floor is the real decision. RevPAR is $83 in November, $80 in December and $75 in January. A floor that is too low fills nights at a rate that does not cover a turnover. I look at what the same dates earned a year earlier and set the floor above it only where pacing supports that.
Minimum stays follow the 5.3-night average. A longer minimum in June and July protects the weeks from one-night gaps. In winter the same rule leaves dates empty, so I relax it by date range once pacing shows a date is unlikely to book. Across the RevFactor portfolio, orphan nights, the vacant dates stranded between bookings, fell from 25.0% to 11.9% of vacant nights.
The work runs inside the host's own PriceLabs account. The host keeps guest messages, cleaning and the listing, and the strategist keeps the rate rules, floors and minimum stays.

How were these numbers measured?
Market figures come from AirROI's market summary for Panama City Beach, pulled 2026-10-16, covering 10,448 active listings. The seasonality series is AirROI's monthly RevPAR for the same locality from October 2025 to September 2026. RevPAR is revenue per available night as AirROI computes it. The best-to-worst ratio and the percentage change between July and August are my arithmetic on those twelve values. RevFactor's own book in this market is one listing, so none of these figures describe RevFactor results. One year of data shows the shape of the season without forecasting the next.
