What does RevFactor manage in Central Kentucky?

RevFactor's 4 listings here sit in three towns: 2 in Lawrenceburg, one in Frankfort and one in Chaplin. The AirROI figures are pulled for the Lawrenceburg locality. These are small-town and rural homes, there is no case study for the market yet, and this page rests on the market data and on how I read it.

  • Frankfort: 1 listing
  • Lawrenceburg: 2 listings
  • Chaplin: 1 listing

The Central Kentucky counts above are read from the about page coverage map.

What does the Central Kentucky market look like right now?

The pull covers 81 active listings, the smallest sample of any market page on this map. The $393 average rate is close to the Smoky Mountains at $383, and the 43% occupancy is lower. Read the figures as a guide to the shape of the market, not as a precise average, because a sample this size moves when a few listings change.

Small-sample read: these figures come from 81 active listings, under the 500 we treat as a full market sample, so read them as a rough guide to Central Kentucky, not a precise benchmark.

Occupancy of 43% at $393 gives $176 RevPAR. With the best month earning 2.8 times the worst, the annual figure is a poor guide to what any single month will do.

The 3.3-night average stay and the 61-day lead time match Lake Geneva's 3.3 nights and 61 days almost exactly, but the seasons differ. Lake Geneva builds to one summer peak. Central Kentucky has two, which changes how a host plans the calendar.

A lead time of about two months means guests commit well ahead for popular dates. Weekends in the strong months go early, and a rate left unchanged from the spring will be stale by the time a late-summer weekend books.

Three towns share one AirROI figure. Lawrenceburg, Frankfort and Chaplin draw different guests, and a rural cabin differs from a home near the capital. The strategist builds the comp set around the listing's own surroundings.

A small sample also means that one new listing or one closed listing can change the table. I read the figures as the best available guide to the market and re-pull them before making a large change.

When does Central Kentucky earn the most?

The three highest RevPAR months over the window were October, June and July, with July at $243 the best and October close behind at $231. The lowest was January at $87, and $90 in February was nearly the same. The best month earns 2.8 times the worst.

How do we price an Airbnb in Central Kentucky?

The Central Kentucky curve has an unusual second hump. RevPAR climbs from $151 in March to $220 in June and $243 in July, dips to $167 in August and $177 in September, then reaches $231 in October before the winter trough. A season map copied from a one-peak summer market would underprice October.

That October figure is the first thing I check for a host. It is one data point from one year, so I do not treat it as a certainty, but $231 sits well above $177 in September and $173 in November. I look at pacing for the October weekends in the summer and hold rate on the ones that are filling.

Winter is a floor decision. At $87 in January and $90 in February, the question is how low a floor can go before accepting a booking costs more than it earns in cleaning and wear. I set that floor with the host, by date range, and I check whether a longer minimum stay helps or whether it keeps short trips away.

Spring has its own climb: 105% from February to April, and 19% more by June. With a 61-day lead time, the bookings for those dates start in the winter, so I review the spring calendar in January and not in April.

Because the sample is small, I put more weight on pacing against a few close comparable listings than on the market average. The comp set decides whether a slow week belongs to the market or to the listing.

One year of data cannot say whether October will repeat. I treat the shape as a hypothesis to test each season and not as a plan.

Because the market has two peaks, the gap between them deserves attention. August at $167 and September at $177 sit below both July and October, and a host who holds the July rate through the late summer may see the calendar empty out just before the autumn rise. I look at how those weeks are pacing and set a modest rate that books.

Small-town and rural homes often have fewer close comparables than a city, so I widen the comp set carefully. I would rather compare a cabin with two or three genuinely similar listings than with a large group that does not match, because a loose comp set pushes a rate in the wrong direction.

All of this runs inside the host's own PriceLabs account. The host keeps guest messages, cleaning and the listing, and the strategist keeps the rate rules, floors and minimum stays.

Who is RevFactor for in Central Kentucky, and who is it not for?

A GOOD FIT

  • You own one to five homes or cabins in Lawrenceburg, Frankfort or the surrounding countryside and want the pricing checked by a person.
  • Your October books better than you expected and you want to know whether to price it higher.
  • Your winter is quiet and you want a floor that reflects what a booking costs you.

NOT A FIT

  • You want a company to run guests, cleaning or turnovers. RevFactor handles pricing and calendar rules only.
  • You need a market average with a large sample behind it. This one covers 81 listings.
  • You own more than five properties and expect the flat price. Larger portfolios move to enterprise pricing.

What does RevFactor cost for 1 to 5 properties?

A Central Kentucky owner pays $350 per property per month, plus a one-time $150 onboarding fee for each home. The price is identical whether a Central Kentucky home sits on a $393 average night or a far cheaper one, and RevFactor takes no share of Central Kentucky booking revenue. The Kentucky terms match every other market and sit on the pricing page.

How were these numbers measured?

Market figures come from AirROI's market summary for the Lawrenceburg locality, pulled 2026-10-16, covering 81 active listings. The seasonality series is AirROI's monthly RevPAR for the same locality from October 2025 to September 2026. RevPAR is revenue per available night as AirROI computes it. The best-to-worst ratio and the percentage changes between months are my arithmetic on those twelve values. One locality stands in for three towns, the sample is small, and one year shows the shape of the season without forecasting the next.
