Where does RevFactor operate in Michigan?
Michigan holds 7 RevFactor homes in 4 markets, and two of them have full case studies. Union Pier has 3. Southwest Michigan has 2, one in Albion and one in Battle Creek. Norton Shores and Denton Township have one each.
| Market | Listings | Localities and listings |
|---|---|---|
| Union Pier | 3 | Union Pier 3 |
| SW Michigan | 2 | Albion 1, Battle Creek 1 |
| Norton Shores | 1 | Norton Shores 1 |
| Denton Township | 1 | Denton Township 1 |
None of the four Michigan markets has a market page. Union Pier is under the AirROI sample floor, Southwest Michigan has no AirROI locality to pull, and the other two sit outside the top 20 markets by RevFactor listing count. This state page is where their data lives.
What do Michigan Airbnb markets earn?
Four Michigan markets were checked against AirROI on 2026-10-16. Only two returned a sample of 30 listings or more, which is the floor RevFactor uses before printing a figure: Norton Shores with 56 and Denton Township with 32. Union Pier returned 29.7 active listings and Southwest Michigan returned none, so those two rows show no figures.
| Market | ADR | Occupancy | RevPAR | Lead time | Stay | AirROI listings |
|---|---|---|---|---|---|---|
| Union Pier | Sample under 30 | 29.7 | ||||
| SW Michigan | No AirROI figures | 0 | ||||
| Norton Shores | $556 | 42% | $261 | 72 days | 3.6 nights | 56 |
| Denton Township | $289 | 36% | $115 | 60 days | 3.7 nights | 32 |
| Computed across 2 RevFactor markets (unweighted mean) | $422 | 39% | $188 |
Norton Shores shows the highest RevPAR of any measured market on the whole RevFactor map, $261, built on a $556 rate and 42% occupancy. With 56 listings the sample is small, so I read that figure as a signal that the market is strong and not as a precise benchmark.
Denton Township is far lower: $289 at 36%, for $115 RevPAR on 32 listings. The gap between $261 and $115 in one state shows why a Michigan average would mislead.
Lead time is long in both places, 72 days in Norton Shores and 60 in Denton Township, and stays run 3.6 and 3.7 nights. Guests plan these trips two months or more ahead, which means summer rates are decided in the spring.
The unweighted mean across the two measured markets is $422 ADR, 39% occupancy and $188 RevPAR. It rests on two small samples and is a reading aid, not a Michigan benchmark.
What happened to RevFactor listings in Michigan?
Two Michigan homes have full case studies, owned by Maryssa and Thea. Both are Lake Michigan region rentals that onboarded in August 2025. The figures below are booked pacing for June to August 2026 as of the May data pull, which is on-the-books revenue and not earned revenue.
| 2BR waterfront in Albion, MI | On the books | Same time last year |
|---|---|---|
| Booked revenue, Jun to Aug 2026 | $22,985 | $5,851 |
| Average daily rate | $333 | $266 |
| Occupancy | 75.0% | 23.9% |
| 3BR lake home in Norton Shores, MI | On the books | Same time last year |
|---|---|---|
| Booked revenue, Jun to Aug 2026 | $35,802 | $12,383 |
| Average daily rate | $689 | $590 |
| Occupancy | 56.5% | 22.8% |
The 2-bedroom Albion home had $22,985 on the books against $5,851 at the same point a year earlier, and the 3-bedroom Norton Shores home had $35,802 against $12,383. Two homes are two examples. They show how the strategy reads on specific properties and do not set expectations for another. See all case studies.
How do we price an Airbnb in Michigan?
Michigan is the state where the case studies carry more weight than the market data, so I begin with them. Two homes onboarded together in August 2025 are now pacing well ahead of the same point last year for the summer months, and both owners kept control of their listings, guests and cleaning.
The Albion home is a 2-bedroom and the Norton Shores home a 3-bedroom. The first had a booked average rate of $333 against $266, and the second pacing that is still level with a strong prior summer in revenue terms. I read the pair as evidence that the method works on different sizes of home, not as a forecast.
With a 72-day average lead time in Norton Shores, summer is priced in the spring. I review the rate for June to August early and watch pacing against the comp set every week, so that a rate raised too late does not leave the best dates sold cheaply.
Denton Township and Union Pier are the thin cases. Denton Township has 32 listings in its sample and Union Pier is below the floor, so the comp set for a home there has to include nearby markets. I say so to the owner and widen the set instead of leaning on a local average that rests on a few dozen homes.
Southwest Michigan has no AirROI figures at all on this site. For the Albion and Battle Creek homes, the evidence is the case study pacing and the owner's own booking history in PriceLabs. I would rather print no market number than an estimated one.
Orphan nights, the vacant dates stranded between bookings, fell from 25.0% to 11.9% of vacant nights across the RevFactor portfolio. In a market with 3.6-night stays, closing a stranded night is worth more than most rate moves.
The owner keeps the Michigan guest relationship, the turnovers and the listing text. I take the nightly rate, the floors and the calendar, and I work from the host's PriceLabs account so the owner can see every change.

Who is RevFactor for in Michigan, and who is it not for?
A GOOD FIT
- You own one to five Michigan homes, on the lake or inland, and want the rate set against a comp set built for your home.
- Your summer carries the year and you want the spring spent reviewing it, not the week before it starts.
- You want a flat monthly fee and an owner-controlled PriceLabs account.
NOT A FIT
- You expect the service to deal with Michigan guests and housekeeping. It covers rate and calendar rules, not operations.
- You expect either case study result for your own home. They are two homes, and pacing is not a forecast.
- You hold more than five Michigan homes and expect the flat fee to apply; larger portfolios get a separate quote.
What does RevFactor cost for 1 to 5 properties in Michigan?
Michigan costs $350 a month for each home, with a one-time $150 setup charge per home. The 7 Michigan listings on the map would come to $2,450 a month. No share of revenue is taken. See pricing for terms.
| Properties | Monthly | First month |
|---|---|---|
| 1 | $350 | $500 |
| 2 | $700 | $1,000 |
| 3 | $1,050 | $1,500 |
| 4 | $1,400 | $2,000 |
| 5 | $1,750 | $2,500 |

Listing counts come from the RevFactor coverage map on the about page. Market figures come from AirROI's market summary for one locality per market, pulled 2026-10-16, and only where the sample was at least 30 active listings. No monthly series was pulled for Michigan. The two-market mean is my arithmetic, an unweighted average and not an AirROI statewide number, and no Michigan region endpoint was used. Case study figures are booked pacing from the case study pages.
