Where does RevFactor operate in Wisconsin?
Wisconsin has 11 RevFactor homes in 4 markets. Lake Geneva and Milwaukee hold four each, two of the Lake Geneva homes being in Fontana-on-Geneva Lake. Oxford holds two and Balsam Lake one. There is no Wisconsin case study yet, so this page is the market pull and how I would read it for an owner.
| Market | Listings | Localities and listings |
|---|---|---|
| Lake Geneva | 4 | Lake Geneva 2, Fontana-on-Geneva Lake 2 |
| Milwaukee | 4 | Milwaukee 4 |
| Oxford | 2 | Oxford 2 |
| Balsam Lake | 1 | Balsam Lake 1 |
Lake Geneva and Milwaukee each have their own page with a 12-month RevPAR series. Oxford and Balsam Lake appear in the data table without pages, and with no figures, because their AirROI samples were under the 30-listing floor.
What do Wisconsin Airbnb markets earn?
Four Wisconsin localities were pulled from AirROI on 2026-10-16. Two returned a sample of 30 listings or more, the floor RevFactor uses before printing a figure: Lake Geneva with 235 and Milwaukee with 1,186. Oxford returned 10.0 active listings and Balsam Lake 28.0, so those two rows show no figures.
| Market | ADR | Occupancy | RevPAR | Lead time | Stay | AirROI listings |
|---|---|---|---|---|---|---|
| Lake Geneva | $519 | 43% | $244 | 61 days | 3.3 nights | 235 |
| Milwaukee | $247 | 45% | $115 | 43 days | 4.4 nights | 1,186 |
| Oxford | Sample under 30 | 10.0 | ||||
| Balsam Lake | Sample under 30 | 28.0 | ||||
| Computed across 2 RevFactor markets (unweighted mean) | $383 | 44% | $180 |
Lake Geneva earns more than twice what Milwaukee does per available night: $244 against $115 RevPAR. The cause is rate, not fill. Lake Geneva averages $519 a night to Milwaukee's $247, while occupancy is close at 43% and 45%.
Milwaukee guests stay longer, 4.4 nights against 3.3, and book sooner, 43 days ahead against 61. A city market with longer stays and a shorter window behaves differently from a lake resort, and the rules for the two homes should differ.
The unweighted mean across the two measured markets is $383 ADR, 44% occupancy and $180 RevPAR. A lake resort and a city average into a place that does not exist, so it is a reading aid and not a Wisconsin benchmark.
The two missing rows matter in a different way. Oxford and Balsam Lake are small enough that AirROI tracks only a few rentals, and an average of 10 homes tells me little. Those owners get a hand-built comp set and their own booking history.
When do Wisconsin markets earn the most?
Lake Geneva and Milwaukee both have monthly RevPAR series, and both peak in summer, though Lake Geneva swings much further.
| Market | Best month | Best RevPAR | Weakest month | Weakest RevPAR | Best to weakest |
|---|---|---|---|---|---|
| Lake Geneva | July | $484 | February | $112 | 4.3x |
| Milwaukee | July | $195 | January | $65 | 3.0x |
Lake Geneva peaked in July at $484 RevPAR and bottomed in February at $112, a 4.3-times range. Milwaukee peaked in July at $195 and bottomed in January at $65, a 3.0-times range. The data shows when guests pay and not why, and one year of it does not forecast the next.
How do we price an Airbnb in Wisconsin?
Wisconsin holds a resort and a city, and they need opposite handling. Lake Geneva is a market with a 4.3-times gap between July and February, so a rate set for summer is wrong for February by a wide margin.
In Lake Geneva, July earns $484 RevPAR and June to August are the three strongest months. With a 61-day average window, summer dates start booking in the spring, and I raise the rate before the calendar fills. Winter is where the floor matters, since $112 in February is under a quarter of the peak.
Milwaukee is a flatter market. July earns $195 against $65 in January, a smaller swing, and guests stay 4.4 nights on average. I lean on length-of-stay rules, since a four-night guest fills the calendar more efficiently than two two-night guests, and on event dates, which a city calendar carries.
The 43-day lead time in Milwaukee means the dates that decide a month are six weeks away and not a season away. I review rates for dates five to seven weeks out every week and keep a separate floor for the final two weeks.
Oxford and Balsam Lake have no printed figures here. For those homes I build a comp set by hand and use the owner's own booking history as the main evidence. I would rather print no market number than an estimated one.
Across the 322 listings in the RevFactor portfolio, orphan nights fell from 25.0% to 11.9% of vacant nights. That is a portfolio result, not a Wisconsin one, and I cite it for the method and not as a promise.
The owner keeps the Wisconsin guest relationship, the turnovers and the listing text. I take the nightly rate, the floors and the calendar, and I work from the host's PriceLabs account so the owner can see every change.

Who is RevFactor for in Wisconsin, and who is it not for?
A GOOD FIT
- You own one to five Wisconsin homes, on the lake or in the city, and want each priced against its own comp set.
- Your lake home carries the year in summer and you want the winter floor tested.
- You would rather pay a fixed monthly fee than give up a cut of Wisconsin bookings.
NOT A FIT
- You expect the service to deal with Wisconsin guests and housekeeping. It covers rate and calendar rules, not operations.
- You expect a Wisconsin case study to show what your home will earn. There is none yet, and market data is not a forecast.
- You hold more than five Wisconsin homes and expect the flat fee to apply; larger portfolios get a separate quote.
What does RevFactor cost for 1 to 5 properties in Wisconsin?
Wisconsin costs $350 a month for each home, with a one-time $150 setup charge per home. The 11 Wisconsin listings on the map would come to $3,850 a month. No share of revenue is taken. See pricing for terms.

Listing counts come from the RevFactor coverage map on the about page. Market figures come from AirROI's market summary for one locality per market, pulled 2026-10-16, and only where the sample was at least 30 active listings. The Lake Geneva and Milwaukee RevPAR series, October 2025 to September 2026, come from AirROI. The two-market mean is my arithmetic, an unweighted average and not an AirROI statewide number, and no Wisconsin region endpoint was used. Ratios are arithmetic on the printed values. The portfolio figures are from the benchmarks post.
