MARKET DATA
Airbnb Revenue Management in Lake Geneva
QUICK ANSWER
Lake Geneva is a summer lake market: RevPAR climbs to $484 in July and sinks to $112 in February, so a host here prices the summer carefully and treats winter as a floor problem. RevFactor manages 4 Lake Geneva area listings for a flat $350 per property per month. The market averaged a $519 daily rate at 43% occupancy, $244 RevPAR, across 235 active listings.

What does RevFactor manage in Lake Geneva?
RevFactor's 4 listings here split evenly: 2 in the city of Lake Geneva and 2 in Fontana-on-Geneva Lake, at the western end of the lake. The AirROI figures are pulled for the Lake Geneva locality. There is no case study for this market yet, so the page rests on the market data and on how I read it.

What does the Lake Geneva market look like right now?
The pull covers 235 active listings. The $519 average rate is the third highest on the RevFactor map, behind only Park City and Lake Tahoe, and the 43% occupancy is middling. That mix describes a market where guests pay a premium for a lake and a short summer.
| Metric | Value |
|---|---|
| Average daily rate (ADR) | $519 |
| Occupancy | 43% |
| RevPAR | $244 |
| Booking lead time | 61 days |
| Average length of stay | 3.3 nights |
| Active AirROI listings | 235 |
Small-sample read: these figures come from 235 active listings, under the 500 we treat as a full market sample, so read them as a rough guide to Lake Geneva, not a precise benchmark.
Occupancy of 43% at $519 gives $244 RevPAR. The annual number averages a season that is three months strong and nine months soft, so the monthly series is the useful one.
The 3.3-night average stay is short, shorter than the 5.4 nights in the Minneapolis metro. These are weekend and long-weekend trips, and the day of the week matters as much as the month. A Friday and Saturday pair is the product, and a stranded Sunday night is the cost.
A 61-day booking lead time is nearly twice the 33 days in the Poconos. Summer weekends book two months out, so July and August rates need to be set before the spring, and a host who waits for the first warm weekend has already missed the early demand.
The sample is moderate at 235 listings, spread across the lake's towns. Lakefront homes and in-town cottages sell different things, and the table describes neither exactly. The strategist builds a comp set around the listing's own type and distance from the water.
A lake market also depends on the weather in ways the data cannot show, so I treat the monthly figures as a guide to the typical year and keep the calendar open to change.
When does Lake Geneva earn the most?
The three highest RevPAR months over the window were June, July and August, led by July at $484. The lowest was February at $112, so the best month earns 4.3 times the worst. RevPAR rises 62% between May and June and 176% between April and June.

How do we price an Airbnb in Lake Geneva?
The Lake Geneva curve is a hill with a steep side. From January to April RevPAR runs between $112 and $142. May lifts to $242, June jumps to $391, and July reaches $484. August stays high at $377 and September falls back to $243.
The jump from May to June matters most. It is a 62% rise in one month, so the date a host moves from spring rates to summer rates is worth real money. I watch pacing for the first June weekends against the comp set and raise the rate when the comp set does, not on a fixed date.
Weekends carry the summer. With a 3.3-night average stay, a Friday to Sunday booking beats a Sunday to Tuesday one, and I look at minimum-stay rules by day of week as well as by month. A two-night minimum can fill a calendar that a three-night rule leaves with holes.
Winter is a floor question. At $112 in February, a premium rate on a vacant week earns nothing, so the work is to find a rate that books and to keep the minimum stay from blocking short trips. The market turns down early: October at $180 is already well below the summer peak.
Because guests book about 61 days ahead, early rates matter. I compare the rate on booked dates with the current rate for the same dates and ask whether the first guests got the lowest price the calendar would ever show.
One year of monthly data shows where the lake market spends its time. It does not predict the weather or the next year's summer, so I check pacing every few weeks and avoid locking in a seasonal plan.
Holiday weekends are the sharpest part of the summer. Memorial Day, the Fourth of July and Labor Day weekends draw guests who book early and will accept a longer minimum stay, so I mark them in the calendar, price them above the weeks around them and keep the premium only while pacing supports it.
Fall deserves a plan of its own. September RevPAR of $243 is still above any month from January to April, which means early autumn weekends are worth pricing carefully and not abandoning once the summer ends. I check pacing for those weekends in August and adjust.
All of this runs inside the host's own PriceLabs account. The host keeps guest messages, cleaning and the listing, and the strategist keeps the rate rules, floors and minimum stays.

Who is RevFactor for in Lake Geneva, and who is it not for?
A GOOD FIT
- You own one to five homes or cottages around Lake Geneva or Fontana and your summer weekends are your income.
- Your winter calendar sags and you cannot tell whether a lower floor would fill it.
- You want someone to check the minimum-stay rule by day of week, not only by month.
NOT A FIT
- You want a company to run guests, cleaning or turnovers. RevFactor handles pricing and calendar rules only.
- You expect a year-round market. The Lake Geneva data shows a summer-led year.
- You own more than five properties and expect the flat price. Larger portfolios move to enterprise pricing.
What does RevFactor cost for 1 to 5 properties?
A Lake Geneva owner pays $350 per property per month, plus a one-time $150 onboarding fee for each home. The price is identical whether a Lake Geneva home sits on a $519 average night or a far cheaper one, and RevFactor takes no share of Lake Geneva booking revenue. The Wisconsin terms match every other market and sit on the pricing page.
| Properties | Monthly | First month |
|---|---|---|
| 1 | $350 | $500 |
| 2 | $700 | $1,000 |
| 3 | $1,050 | $1,500 |
| 4 | $1,400 | $2,000 |
| 5 | $1,750 | $2,500 |

How were these numbers measured?
Market figures come from AirROI's market summary for the Lake Geneva locality, pulled 2026-10-16, covering 235 active listings. The seasonality series is AirROI's monthly RevPAR for the same locality from October 2025 to September 2026. RevPAR is revenue per available night as AirROI computes it. The best-to-worst ratio and the percentage changes between months are my arithmetic on those twelve values. One locality stands in for two lake towns, and one year shows the shape of the season without forecasting the next.
