QUICK ANSWER
Eight short-term rental analytics tools, scored on the same five criteria, rank like this: AirDNA 89, Wheelhouse 84, AirROI 70, PriceLabs Market Dashboards 66, Key Data 64, Lighthouse 61, Mashvisor 55 and Lodgify 44. RevFactor, which manages 322 listings across 32 U.S. states, publishes this list and does not score itself among the tools. Prices run from $0 to $125 a month on the plans that publish one, per AirDNA’s pricing page, and Key Data and Lighthouse publish none (checked October 12, 2026). What separates the tools is how many competitor-pricing features they state, how much data coverage they print and whether they publish a price at all. A dashboard shows you the gap. It does not decide the rate that closes it, which is covered in the last section. Every price was read from the vendor’s own page on October 11, 2026.
Analytics and Competitor Pricing Tools: Key Takeaways
- Highest score: AirDNA (89). The Research plan with comparable sets is $125 billed monthly or $34 a month billed $400 annually, and the Free plan is $0 (checked October 12, 2026).
- Closest challenger: Wheelhouse (84). Dynamic Sets, its comp-set builder, is $12.99 per set per month (checked October 12, 2026).
- Cheapest paid dashboard: PriceLabs Market Dashboards at $9.99 a month for up to 1,000 listings (checked October 12, 2026). AirROI is $0 on the pages we read (checked October 12, 2026).
- Not published: Key Data and Lighthouse sell by demo and print no price, so they lose the price points.
- Hotel platform in the mix: Lighthouse is a hotel platform first. Its own blog sells short-term rental data too, and the score reflects only what it prints.
- Prices come from each vendor’s own page. Every entry prints the page and the date it was read, October 11, 2026.

Tools on this list sold by RevFactor, the publisher
RevFactor publishes this list and is not on it
RevFactor sells a done-for-you revenue management service, not a data product, so it is not scored here. It appears once, in the last section, as the option for owners who want a person to read the numbers. The criteria and weights were set before any tool was scored.
Who Is This Analytics List For?
An owner or manager of one or more US short-term rentals who wants to see the market and the competition in numbers and is choosing between products. If you want software to set the nightly rate, the companion list is the best Airbnb pricing tools. If you want to know how to choose which properties to compare against, read how to build an STR comp set first, because every tool below is only as useful as the set you point it at. The companies that run the whole job for you are ranked in the best STR revenue management companies and tools.
How Did We Score the Analytics Tools?
A tool is on the list if its own site sells market data, benchmarking or competitor pricing for short-term rentals. Each is scored out of 100 on five criteria, weighted before any scoring:
- Price (25): a published price for the cheapest plan that includes comparable sets or competitor benchmarking earns 15 points. Cost earns up to 10 more at monthly billing, with cheaper brackets scoring higher. Not published scores 0 for both. A price shown only with annual billing is scored as shown and says so.
- Data coverage (20): a stated market or country coverage scores 6, a stated listing count 5, direct reservation or booked-night data and not only listing calendars 5, and forward-looking data 4.
- Competitor pricing (25): comp sets you can build, 10. Competitor rates or comparable listings shown by date, 8. RevPAR, ADR or occupancy side by side with the set, 7.
- Support and access (15): a free plan, trial or free report, 6. A demo, onboarding or training, 5. Export, report sharing or an API, 4.
- Published proof (15): a headline result with its comparison stated, 5 (2 if the basis is not stated). A scale figure, 5. A named customer quote or case study, 5.
Everything is scored from the vendor’s own pricing page, product pages and, where noted, the vendor’s own blog, read on October 11, 2026. If a vendor does not publish something on those pages, it scores 0 on that line, so a low score describes what is public and not how good the product is. A product aimed at investors or hotels can score low here because this rubric asks about owners comparing competitor pricing.

1. AirDNA
Best for: owners who want the widest market dataset and a competitor view.
Score: 89 (price 19, data 15, competitor pricing 25, support 15, proof 15)
According to AirDNA’s pricing page, there is a Free plan at $0 with a limited revenue calculator and limited market insights, and a Research plan at $125 per month billed monthly or $34 per month billed $400 annually, which adds historical market insights, comparable sets, future demand data and property performance. Adapt dynamic pricing is listed separately at $20 per listing per month with a 30-day free trial, and a Property Manager plan for six or more properties is custom priced (checked October 12, 2026). The page’s FAQ describes a Host plan that adds benchmarking and a competitor rate calendar. The plan cards we could see do not show a separate price for it, so we scored the price on Research.
According to AirDNA’s pricing page, the page states 15M+ active listings across 120,000+ markets, history back to 2014, and revenue estimates that match Airbnb’s actual figures 95% to 99% of the time. That is AirDNA’s claim and not a test we ran. According to its vacation rental data page, named quotes include a head of real estate at Guestable reporting 15% to 20% more revenue than the year before. No reservation-level source is stated, so booked-night data scored 0. Checked October 11, 2026.
2. Wheelhouse
Best for: owners who want to build their own comp sets and feed them straight into pricing.
Score: 84 (price 25, data 15, competitor pricing 17, support 15, proof 12)
According to Wheelhouse’s pricing page, checked October 13, 2026, Dynamic Sets cost $12.99 per set per month. Navigator, the mapping tool behind it, offers 18 filter categories including amenities, operators, occupancy and cleaning fees, 15 months of historical performance and 6 months of forward-looking data. Dynamic Pricing sits beside it at $19.99 per listing per month on Pro Flat, falling to $16.99 per listing from 10 to 49 listings, or 1% of revenue with a $2.99 monthly minimum on Pro Flex (checked October 12, 2026).
According to the homepage, checked October 13, 2026, the page states 21 million listings analyzed nightly, 1,500+ markets in 100+ countries, 24/7 live chat and a demo, plus a 20.6% average revenue uplift for a standard user. The uplift gives no comparison basis, so that line earned 2 of 5. Competitor rates by date are not described, which cost points on that line. Checked October 11, 2026.
3. AirROI
Best for: owners who want free market data, with an API when they outgrow it.
Score: 70 (price 25, data 15, competitor pricing 15, support 10, proof 5)
According to AirROI’s homepage, checked October 13, 2026, its Market Atlas, analytical insights, revenue calculator and dynamic pricing are free. It states 20M+ properties tracked in 190+ countries, 15+ years of market data and 100,000+ searchable markets, and says the revenue calculator uses 50 to 100 comparable properties. According to its API pricing page, checked October 13, 2026, the pay-as-you-go endpoints include comparable listings at $0.10 per call at standard pricing and $0.05 for preferred partners. There is no per-user or monthly fee on the pages we read.
Points came off because no comp-set builder is described, and because the page names no customer quotes or results. It also states no demo or onboarding. The comparison table on its homepage is AirROI’s own price comparison with other vendors, so it is not scored as proof. Checked October 11, 2026.
4. PriceLabs Market Dashboards
Best for: owners who want comp sets and owner-ready reports at the lowest published price.
Score: 66 (price 25, data 15, competitor pricing 17, support 4, proof 5)
PriceLabs’s pricing page lists Market Dashboards at $9.99 per month for up to 1,000 listings, rising to $19.99 for 5,000, $39.99 for 10,000 and $319.99 for 80,000, for either ready-to-view or custom dashboards. According to PriceLabs’s market dashboards page, checked October 13, 2026, the product covers 200+ ready-to-view markets, 150+ countries, up to 30 custom comp sets with 40+ filters, booking curves, lead time and pacing, branded PDF reports and weekly summary emails. Comp sets built here flow into PriceLabs Dynamic Pricing when you use both.
The product page says “No credit card” but names no trial length and no demo for dashboards, and it prints no listing-count or result figure beyond the dashboard limits, so support and proof scored low. It does show named customer quotes. Dynamic Pricing is a separate product at $19.99 per listing per month for one US listing, scored in the pricing tools list. Checked October 11, 2026.
5. Key Data
Best for: property managers who want benchmarks built on booked nights and not estimated calendars.
Score: 64 (price 0, data 20, competitor pricing 17, support 15, proof 12)
Key Data’s ProData page is a demo-led sale, and no price appears on it or on the homepage, so price scored 0. According to the ProData page, checked October 13, 2026, it has 6,000+ benchmarked regions, 10M+ properties tracked, 17,000+ property managers contributing data and 80+ PMS integrations, and says its occupancy and revenue figures come from direct reservation data and not listing calendars. It lists snapshot, pacing, enhanced benchmarking, unit and owner reports, and a DemandIQ view of what guests search for on your own booking site.
A free custom market report is offered on request, and, according to the case studies page, checked October 13, 2026, the page lists named property managers, one titled “How My Beach Vacation Rentals Grew 117% in Two Years with KeyData” with no stated basis. Competitor rates by date are not described, because the product is built on bookings. Checked October 11, 2026.
6. Lighthouse
Best for: teams that sell hotel rooms as well as rentals, or that buy through a demo.
Score: 61 (price 0, data 15, competitor pricing 25, support 9, proof 12)
Lighthouse’s homepage positions the company as a commercial platform for hotels, with pricing, performance and direct-booking products, and it prints no price and routes buyers to a demo. According to its own short-term rental data article, dated June 25, 2025 and checked October 13, 2026, its short-term rental data platform profiles 16.4 million hotel and short-term rental listings daily and tracks 506 cities with live demand, with delivery by API, dashboards and custom exports. The homepage states competitive-set positioning, rate recommendations and portfolio benchmarking.
Customer proof on the homepage is from hotel teams, including a revenue gain from faster rate adjustments with no stated basis, per the Lighthouse site. We could not see which of those features are in the short-term rental product, so the competitor pricing score is what Lighthouse prints and not what you will necessarily get. Checked October 11, 2026.
Mashvisor as an analytics tool, scored
Best for: investors who want rental comps and ROI math before they buy.
Score: 55 (price 22, data 6, competitor pricing 18, support 4, proof 5)
According to Mashvisor’s pricing page, checked October 21, 2026, Lite is $39.99 per month, Standard at $74.99 and Professional at $99.99, all billed annually, with an Enterprise tier on request. The page does not show a monthly-billing figure, so the price is scored as shown. Lite includes rental comps and short-term rental estimates, Standard adds a comparison of short-term and long-term rental rates and nationwide market search, and the plans include a capped number of Excel exports and short-term rental rules for 500+ cities.
The product is built for buying decisions, and it states no listing counts, trial, demo or forward-looking data on the pricing page. It shows one named quote. An owner who already operates a rental will find most of its output aimed at a purchase. Checked October 11, 2026.
8. Lodgify
Best for: hosts who want reporting and pricing inside the system they already run bookings on.
Score: 44 (price 19, data 0, competitor pricing 0, support 15, proof 10)
Lodgify’s pricing page lists Basic at $18, Starter at $33, Professional at $58 and Ultimate at $85 per month, each shown with a 20% saving that brings them to $14, $26, $47 and $68 with yearly billing. The prices carry a dollar sign, and we read the struck-through figures as the monthly-billing price. Dynamic Pricing is included from Professional, described as analyzing market trends and similar listings, and Ultimate adds guest invoices and advanced analytics. A 7-day free trial needs no credit card, and Starter and above include 1:1 onboarding. According to Lodgify’s own analytics roundup, AirDNA, AirROI and PriceLabs are the market data tools, and Lodgify is software for running the business.
It scores low because it is a property management system, not a market data product. The pages state no market coverage, comp sets or competitor rates, so it earns nothing on those lines. It is included because owners searching for analytics find it. Checked October 11, 2026.
How Do the Analytics Scores Break Down?
| Tool | Price (25) | Data (20) | Competitor pricing (25) | Support (15) | Proof (15) | Total |
|---|---|---|---|---|---|---|
| AirDNA | 19 | 15 | 25 | 15 | 15 | 89 |
| Wheelhouse | 25 | 15 | 17 | 15 | 12 | 84 |
| AirROI | 25 | 15 | 15 | 10 | 5 | 70 |
| PriceLabs Market Dashboards | 25 | 15 | 17 | 4 | 5 | 66 |
| Key Data | 0 | 20 | 17 | 15 | 12 | 64 |
| Lighthouse | 0 | 15 | 25 | 9 | 12 | 61 |
| Mashvisor | 22 | 6 | 18 | 4 | 5 | 55 |
| Lodgify | 19 | 0 | 0 | 15 | 10 | 44 |
Two things hold if you disagree with the weights. AirDNA stays first when price, data coverage, support or proof is dropped entirely. It loses first place to Wheelhouse if the competitor pricing criterion is dropped, 67 to 64, so that is the line that decides the top two. Price matters most below them: without it, Key Data (64) and Lighthouse (61), which publish no price, move ahead of Wheelhouse (59).
How Do You Choose an Analytics Tool?
Choose on what you need the tool to show you: a comp set you build, or a market you only look at, and whether booked nights matter.
Do you want to build a comp set or just see a market? Wheelhouse and PriceLabs Market Dashboards let you build and save comp sets. AirROI and AirDNA’s Free plan show a market without one. The comp set is what makes a number about your listing and not about your town.
Do you need booked nights? Key Data is the only entry here that says it is built on direct reservation data. That matters most to a manager with many units, and it is sold through a demo.
What is your budget? Under $15 a month, PriceLabs Market Dashboards and Wheelhouse Dynamic Sets are the published options, per the PriceLabs Market Dashboards page and Wheelhouse’s pricing page, and AirROI is free (checked October 12, 2026). Above that, AirDNA Research is $125 billed monthly, per AirDNA’s pricing page (checked October 12, 2026). Key Data and Lighthouse need a quote.
What will you do with the output? A dashboard that nobody reads weekly is a subscription to an unread report. The comp-set guide explains the weekly read, and the guide to spotting an underpriced listing shows what a gap against the set usually means. If you will not do that read, the next section is the answer.
Who Can Read the Numbers for You?
A person who reads the dashboard every week and changes the calendar. An analytics tool shows that your RevPAR is below the set. A revenue manager works out whether the cause is the base rate, the minimum stay, a gap night or a comp set that is wrong, then changes the setting. The numbers behind that call are explained in ADR vs RevPAR.
RevFactor is the done-for-you option we run, so weigh this entry knowing that. It works as a co-host inside your own PriceLabs and Airbnb accounts, so the tool stays yours and access can be revoked. A strategist builds a comp set for each property, reads pacing against it weekly and runs the base rate, minimum stays and calendar moves, with a monthly strategy call and dashboard messaging between calls. The price is a flat $350 per property per month plus a $150 one-time onboarding fee, about $4,350 in the first year at one property, per RevFactor’s benchmarks. For comparison, AirDNA Research is $125 billed monthly per AirDNA’s pricing page, and it shows you the market without changing one rate (checked October 12, 2026).
What the numbers say, from RevFactor’s 2026 benchmarks:
- 322 managed listings across 32 states and 114 markets.
- +24% RevPAR against the submarket comp set, on a 24-month rolling average.
- The average orphan night rate fell from 25.0% before management to 11.9% after, covered in the orphan nights guide.
- Seven properties show $233,861 booked for summer 2026 against $94,280 at the same point last year, per the benchmarks case evidence. That is booked revenue, not earned revenue, and stays can still cancel.
The method is in revenue management for short-term rentals, and the engagement is described on the short-term rental consultant page. If you are deciding between a tool and a service, is a pricing tool enough lists the judgment calls software does not make. The Airbnb pricing strategy page shows how the engagement works, and hosts who also take Vrbo bookings can start with the Vrbo occupancy guide.
Which Analytics Tool Should You Pick?
For most owners with one to five listings, start with a free view and one comp-set tool. Use AirDNA’s Free plan or AirROI to look at the market, then build a comp set in PriceLabs Market Dashboards at $9.99 or Wheelhouse Dynamic Sets at $12.99, per their PriceLabs pricing page and Wheelhouse’s pricing page, and read it every week for 60 days (checked October 12, 2026). Move to AirDNA Research if you want the deepest market history, and ask Key Data for a demo if you manage enough units that booked-night benchmarks pay for themselves. Whatever you pick, a number you do not act on costs the subscription and teaches you nothing.
