MARKET DATA
Airbnb Revenue Management in Lodi, California
QUICK ANSWER
Lodi is a flat market: the best month earns only 1.7 times the worst, with RevPAR from $94 in February to $163 in May, so a host here wins by steady pricing, not by timing a peak. RevFactor manages 4 Lodi listings for a flat $350 per property per month. The market averaged a $282 daily rate at 44% occupancy, $128 RevPAR, across 126 active listings.

What does the Lodi market look like right now?
The pull covers 126 active listings. The $282 average rate is modest next to San Diego at $402 and Lake Geneva at $519, and the 44% occupancy is average. What stands out is the 4.7-night average stay, which is longer than a weekend trip and suggests guests who come for several days.
| Metric | Value |
|---|---|
| Average daily rate (ADR) | $282 |
| Occupancy | 44% |
| RevPAR | $128 |
| Booking lead time | 39 days |
| Average length of stay | 4.7 nights |
| Active AirROI listings | 126 |
Small-sample read: these figures come from 126 active listings, under the 500 we treat as a full market sample, so read them as a rough guide to Lodi, not a precise benchmark.
Occupancy of 44% at $282 gives $128 RevPAR. With little seasonal swing, this annual figure is closer to what a typical month looks like than in most of the markets on the map.
A 4.7-night stay is nearly a full week of Monday to Friday nights. The data does not say who these guests are, so I do not guess, but I do treat weekly pricing and midweek rates as a real part of the calendar and not an afterthought.
The 39-day lead time is short, shorter than San Diego's 48 days and far shorter than Lake Geneva's 61. Most of Lodi's bookings arrive inside six weeks, so a rate left alone for a month is likely wrong by the time guests look.
The sample of 126 listings is moderate, and the whole market sits in one city. The table is a good reference for Lodi, and the comp set for a particular home is narrower still.
The pull measures rate, occupancy, lead time and stay length, and I stay with those. It does not explain what brings guests to Lodi, and I would not invent a reason to fill that gap.
A flat curve also means a host cannot lean on a peak to hide a weak week. Every month counts about the same, so a calendar with a repeated pattern of empty midweeks is a pricing signal worth acting on, and a month of steady bookings at a fair rate is a good result.
When does Lodi earn the most?
The three highest RevPAR months over the window were May, June and July, with May at $163 the best. The lowest was February at $94, and the best month earns 1.7 times the worst. RevPAR rises 38% between April and May.

How do we price an Airbnb in Lodi?
A flat curve changes the pricing job. Lodi's monthly RevPAR runs from $94 to $163, a range of about 1.7 to 1, against a 4 to 1 spread in lake and ski towns. There is a gentle summer shoulder, with $163 in May, $155 in June and $156 in July, and a gentle winter, with $101 in January and $94 in February.
Since the season does little of the work, the details do. I look at day of week, event dates, gaps between bookings and minimum stays, because in a market without a big peak those are where a rate gains or loses ground.
The jump from April to May is the clearest move in the year. RevPAR rises 38%, from $118 to $163. I check pacing for early May dates in March and raise the base rate when they fill ahead of the comp set.
With a 4.7-night average stay, minimum-stay rules do real work. A three-night minimum can hold a calendar together, and a one-night minimum can pick up a gap that would otherwise sit vacant. I decide by date range and by what the gaps in the calendar look like.
Short lead times make near-term review the main job. I look at the next four to six weeks more often than the far calendar, and I compare the booked rate with the current rate for the same dates.
A flat market also makes a floor easy to misjudge. Dropping the floor in the winter months, when RevPAR is $94, saves little if guests still do not book, so I test a lower floor against pacing before I keep it.
A market this steady rewards consistency. I review the calendar on a regular schedule, mark local event weekends once I can confirm them, and keep the rules simple enough that the host can see why a date was priced as it was. Complicated rules in a flat market tend to create gaps and not revenue.
I also look at the gap between the booked rate and the listed rate. If guests keep booking at a discount to the listed rate, the base rate is too high; if dates fill within days of opening, it is too low. Both show up in pacing well before they show up in monthly revenue.
All of this runs inside the host's own PriceLabs account. The host keeps guest messages, cleaning and the listing, and the strategist keeps the rate rules, floors and minimum stays.

Who is RevFactor for in Lodi, and who is it not for?
A GOOD FIT
- You own one to five homes in Lodi and your calendar does not have an obvious busy season.
- You think your rate is about right but want someone to check the minimum stay and the gaps.
- You want a flat monthly fee and a person who reviews the next few weeks regularly.
NOT A FIT
- You want a company to run guests, cleaning or turnovers. RevFactor handles pricing and calendar rules only.
- You expect a dramatic peak season to fix a weak calendar. The Lodi data does not show one.
- You own more than five properties and expect the flat price. Larger portfolios move to enterprise pricing.
What does RevFactor cost for 1 to 5 properties?
A Lodi owner pays $350 per property per month, plus a one-time $150 onboarding fee for each home. The price is identical whether a Lodi home sits on a $282 average night or a far cheaper one, and RevFactor takes no share of Lodi booking revenue. The California terms match every other market and sit on the pricing page.
| Properties | Monthly | First month |
|---|---|---|
| 1 | $350 | $500 |
| 2 | $700 | $1,000 |
| 3 | $1,050 | $1,500 |
| 4 | $1,400 | $2,000 |
| 5 | $1,750 | $2,500 |

Market figures come from AirROI's market summary for Lodi, pulled 2026-10-16, covering 126 active listings. The seasonality series is AirROI's monthly RevPAR for the same locality from October 2025 to September 2026. RevPAR is revenue per available night as AirROI computes it. The best-to-worst ratio and the percentage changes between months are my arithmetic on those twelve values. One year of data shows the shape of the season without forecasting the next.
