What does RevFactor manage in Santa Ana?

RevFactor lists 1 home in Santa Ana on the coverage map of the about page. One home is not a base for a result, so this page claims none. Instead it sets out the AirROI pull dated 2026-10-16, a twelve-month RevPAR series, and the reasoning I would apply to a Santa Ana calendar.

What does the Santa Ana market look like right now?

AirROI counted 803 active listings in Santa Ana, the largest sample among the four newest market pages. Rates averaged $249, occupancy 54%, and RevPAR $140. Occupancy of 54% is the highest of the four. Guests stayed 5.4 nights and booked about 32 days ahead.

A $140 annual RevPAR covers a range of $102 to $217. The series shows the range is narrow in the winter and wide in the summer.

The 32-day lead time is the shortest of the four newest markets, about a month. A date that is open at that distance can still sell, so pricing is a weekly job and not a seasonal one.

A 5.4-night stay is longer than a long weekend, so a gap between two stays costs several nights of revenue.

Because the lowest month is $102 and the highest is $217, the swing between them is smaller than in a ski or lake town. The price of a bad week is smaller too, but a flat rate all year still leaves July money on the table.

The 803-listing sample is large and the market average is steady. A host's own comp set is far smaller, so I filter by bedrooms and rate band before trusting a comparison.

Occupancy of 54% is the highest of the four newest markets, and RevPAR of $140 is second to Oakhurst. A market that fills better than its neighbors on the page leaves less room for a rate cut to add nights, so a discount here has to be justified by pacing and not by a feeling that the calendar looks light.

The saved summary also gives an average monthly revenue per listing of $35,206. I treat it as a reference point and not a target, because it averages homes of every size, and a studio and a four-bedroom house do not belong in the same comparison.

When does Santa Ana earn the most?

June, July and August were the three strongest months, led by July at $217. January was the lowest at $102, a ratio of 2.1 to one. The year has an unusual shape: RevPAR was $133 in October, $116 in November, then rose to $133 in December before dropping to $102 in January.

How do we price an Airbnb in Santa Ana?

Santa Ana has a plateau and a summer bump. From October to May RevPAR sits between $102 and $136, a band that moves little from month to month. June, July and August lift it to $188, $217 and $152.

December is a quiet surprise: $133 against $116 in November. I look at the December dates separately and check whether they book on late holiday trips before I assume winter is soft.

The June step matters. RevPAR goes from $127 in May to $188 in June, a 48% rise, and then reaches $217 in July. With a 32-day window the June rate should move during April and May, not in June.

After July the decline is gradual: $152, then $143. I let the rate step down by week and compare each step with the same week last year.

Minimum stays follow the 5.4-night average. A two-night minimum on a calendar of longer stays can strand single nights. Across the whole RevFactor portfolio, orphan nights, the vacant dates stranded between bookings, fell from 25.0% to 11.9% of vacant nights.

The sequence I would run for a Santa Ana home is simple. Set the plateau rate from the October to May band, where the monthly range is only $102 to $136, then add the summer lift in June, July and August, then test one floor per season. Each change is compared with the same dates a year earlier before it stays.

Holiday dates deserve a check because December RevPAR of $133 sits above both November at $116 and January at $102. A flat winter rate would price the best December nights the same as the weakest January ones.

The work runs inside the host's own PriceLabs account. The host keeps the listing, guest messages and cleaning, and the strategist keeps the rate rules, floors and minimum stays.

Who is RevFactor for in Santa Ana, and who is it not for?

A GOOD FIT

  • You own one to five homes in Santa Ana and want the rate to follow pacing, not a fixed seasonal table.
  • You are unsure whether your June rate is moving early enough.
  • You want a flat monthly fee and not a share of each booking.

NOT A FIT

  • You want a company to run guests, cleaning or turnovers. RevFactor handles pricing and calendar rules only.
  • You want a Santa Ana case study first. RevFactor has not published one for this market.
  • You own more than five properties and expect the flat price. Larger portfolios move to enterprise pricing.

What does RevFactor cost for 1 to 5 properties?

A Santa Ana owner pays $350 per property per month, plus a one-time $150 onboarding fee for each home. The price is identical whether a Santa Ana home sits on a $249 average night or a far cheaper one, and RevFactor takes no share of Santa Ana booking revenue. The California terms match every other market and sit on the pricing page.

How were these numbers measured?

Market figures come from AirROI's market summary for Santa Ana, California, pulled 2026-10-16, covering 803 active listings. The seasonality series is AirROI's monthly RevPAR for the same locality from October 2025 to September 2026, pulled 2026-10-18. RevPAR is revenue per available night as AirROI computes it. The best-to-worst ratio and the May-to-June change are my arithmetic on those twelve values. RevFactor's own Santa Ana book is one listing, so none of these numbers describe RevFactor results. One year of data shows the shape of the year and does not forecast the next.
