Where does RevFactor operate in California?

California is RevFactor's second-largest state by listing count after Tennessee, with 16 homes spread over 8 markets and 9 localities. Three markets carry most of the count: 4 in Lodi, 4 in San Diego and 3 in Lake Tahoe, split between Tahoe City and Carnelian Bay. The other 3 markets each hold one home.

Lodi, San Diego and Lake Tahoe have their own pages with a 12-month RevPAR series. The five single-home markets are in the data table below with their AirROI figures but without pages, because one listing is an observation and not a market.

What do California Airbnb markets earn?

Eight California localities were pulled from AirROI on 2026-10-16. Samples run from 102 active listings in Los Gatos to 9,801 in San Diego, and all eight clear the 30-listing floor.

Lake Tahoe's $567 ADR is 2.0 times Lodi's $282, yet Tahoe's occupancy is the lowest in the state at 37%. The high rate does not fill the calendar year-round, which is why the Tahoe RevPAR of $221 lands just under San Diego's $224 despite a much higher price.

Occupancy is the better lens on the coast. San Diego and Santa Ana both sit at 54%, ahead of Lodi's 44% and Atascadero's 44%. A host there is competing on fill and rate together, not on rate alone.

Stay length runs from 2.9 nights in Oakhurst to 6.0 in Los Gatos. Those are different products: a 2.9-night stay is a weekend trip, and a 6.0-night stay is closer to a short relocation or a work trip.

The unweighted mean across the 8 markets is $340 ADR, 47% occupancy and $161 RevPAR. It is a reading aid, not a benchmark for any one home, since a Tahoe cabin and a Lodi house are not in the same competitive set.

When do California markets earn the most?

Three California markets have a full monthly RevPAR series, and they do not share a calendar. That matters for any owner with homes in more than one of them.

California monthly RevPAR range
MarketBest monthBest RevPARWeakest monthWeakest RevPARBest to weakest
Lodi May $163 February $94 1.7x
San Diego July $372 January $149 2.5x
Lake Tahoe July $415 April $114 3.7x
Santa Ana July $217 January $102 2.1x
Oakhurst July $296 February $99 3.0x
Source: AirROI /markets/metrics/revpar monthly series (https://www.airroi.com); the ratio is arithmetic on the two monthly values. Pulled 2026-10-16. Sample size: active AirROI listings in each market's locality, as in the table above.

San Diego and Lake Tahoe both peak in July, at $372 and $415, but their weakest months differ: January for San Diego and April for Tahoe. Lodi peaks in May at $163 and bottoms out in February at $94. Tahoe swings 3.7 times from best to weakest and Lodi swings 1.7 times, so Tahoe needs far more rate movement across the year.

One California home has a full case study: a 4-bedroom rental in San Diego, owned by Sarah. The figures below are booked pacing for June to August 2026 as of the May data pull, which is on-the-books revenue and not earned revenue.

One home is one example. It shows what the strategy looks like on a 4-bedroom in a market with 9,801 active listings, and it does not set expectations for a Lodi cabin or a Tahoe house. See all case studies.

How do we price an Airbnb in California?

A California host asks me one question first: which calendar does the home belong to? San Diego climbs to $372 RevPAR in July. Lodi tops out at $163. Tahoe reaches $415 in July and drops to $114 in April.

San Diego is a market where the shoulder months matter. With a 48-day lead time and a 5.4-night average stay, guests plan a week away, and a rate left unchanged from spring into June will look cheap by July. I move the base rate against pacing and the comp set, not against a fixed date.

Lake Tahoe is the opposite problem. A $567 rate and 37% occupancy leave room for error in both directions. The gap between $415 and $114 means a floor set for July is wrong for April, so I run separate floors by season and review the spring weeks early, because the 54-day lead time leaves little room to correct late.

Lodi is the quiet market. Its monthly range is the narrowest of the three, which makes the rate work steadier and the minimum-stay rule more important. A 4.7-night average stay and a 39-day lead time reward a plan that holds weekends and discounts the gaps.

For the single-home markets I do not claim a pattern. Redding, Atascadero, Santa Ana, Los Gatos and Oakhurst each have one RevFactor listing, and the AirROI row is the context a host should read, not a forecast.

Orphan nights, the vacant dates stranded between bookings, fell from 25.0% to 11.9% of vacant nights across the RevFactor portfolio. In California that work looks different by market: gap discounts in San Diego, season floors in Tahoe, minimum stays in Lodi.

Guest messages, cleaning crews and the listing itself stay with the California owner. My work is the rate rules, the price floors and the calendar, done inside the owner's own PriceLabs login.

Who is RevFactor for in California, and who is it not for?

A GOOD FIT

  • You own one to five California homes and want the rate set by market, not by a statewide rule of thumb.
  • You have a coastal home and a mountain or valley home and need two different calendars managed together.
  • You want a flat monthly fee and a strategist who checks pacing against the comp set every week.

NOT A FIT

  • You want a company to handle guests, cleaning or turnovers in California. RevFactor covers pricing and calendar rules only.
  • You expect the San Diego case study result for any home. It is one 4-bedroom, and pacing is not a forecast.
  • Your California portfolio is past five homes and you assume the flat price covers it; it does not, and bigger groups are quoted on their own.

What does RevFactor cost for 1 to 5 properties in California?

California costs $350 a month for each home, with a one-time $150 setup charge per home. The 16 California listings on the map would come to $5,600 a month. No share of revenue is taken. See pricing for terms.
