Where does RevFactor operate in Utah?
Utah has 5 RevFactor homes in 2 markets. Salt Lake and Park City holds 4, three in Park City and one in Salt Lake City, and Apple Valley holds one. There is no Utah case study yet, so this page is the market pull and how I would read it for an owner.
| Market | Listings | Localities and listings |
|---|---|---|
| Salt Lake / Park City | 4 | Park City 3, Salt Lake City 1 |
| Apple Valley | 1 | Apple Valley 1 |
Salt Lake and Park City has its own page with a 12-month RevPAR series. Apple Valley appears in the data table without a page, since one home does not support one.
What do Utah Airbnb markets earn?
Two Utah localities were pulled from AirROI on 2026-10-16: Park City, with 4,217 active listings, and Apple Valley, with 85. The Park City sample is deep. The Apple Valley sample is small, so its averages move when a few homes change.
| Market | ADR | Occupancy | RevPAR | Lead time | Stay | AirROI listings |
|---|---|---|---|---|---|---|
| Salt Lake / Park City | $705 | 34% | $252 | 69 days | 4.9 nights | 4,217 |
| Apple Valley | $171 | 41% | $77 | 44 days | 3.2 nights | 85 |
| Computed across 2 RevFactor markets (unweighted mean) | $438 | 38% | $164 |
Park City carries one of the highest rates on the RevFactor map at $705, with 34% occupancy and $252 RevPAR. Apple Valley is a different kind of market: a $171 rate at 41%, for $77 RevPAR on 85 listings.
The gap in rate is more than four to one and the gap in occupancy is only seven points, in Apple Valley's favor. That is why a Utah average would mislead, and why each home needs a comp set of its own.
Park City guests stay 4.9 nights and book 69 days ahead. Apple Valley guests stay 3.2 nights and book 44 days ahead. The Park City window is long enough that peak dates are decided well before the season starts.
The unweighted mean across the two markets is $438 ADR, 38% occupancy and $164 RevPAR. With one resort market and one small town it describes neither, so it is a reading aid and not a Utah benchmark.
When do Utah markets earn the most?
Salt Lake and Park City is the only Utah market with a monthly RevPAR series, and its peak sits in the winter, not the summer.
| Market | Best month | Best RevPAR | Weakest month | Weakest RevPAR | Best to weakest |
|---|---|---|---|---|---|
| Salt Lake / Park City | February | $463 | May | $103 | 4.5x |
The market peaked in February at $463 RevPAR and bottomed in May at $103, a 4.5-times range. January, February and March were the three strongest months, and the spring and autumn months sat near $103. The data shows when guests pay and not why, and one year of it does not forecast the next.
How do we price an Airbnb in Utah?
Park City is a winter market in the data, and the calendar reflects it. February earns $463 RevPAR and May earns $103, a swing large enough that the rate rules for the two seasons are nearly separate strategies.
With a 69-day lead time, winter dates start booking in the autumn. I set the peak-month rate before the first bookings arrive and review it against pacing every week once they do, since a rate set after the best weeks have sold cannot be taken back.
The shoulder months need a different approach. When RevPAR falls to $103 in May, a high rate with a four-night minimum can leave the calendar empty for weeks. I test lower rates and shorter minimums on those dates and keep a floor that still covers cleaning.
At 34% annual occupancy and $705 average rate, each night is expensive and each empty night costs more. I look closely at gap nights, since a stranded one-night hole in a $705 market is a large loss.
Apple Valley is the opposite case, with 85 listings in the sample and a $171 average rate. It is one home and no series was pulled, so I start from the owner's booking history and a hand-built comp set, and I say so when an owner asks what Apple Valley will do.
Across the 322 listings in the RevFactor portfolio, orphan nights fell from 25.0% to 11.9% of vacant nights. That is a portfolio result, not a Utah one, and I cite it for the method and not as a promise.

Who is RevFactor for in Utah, and who is it not for?
A GOOD FIT
- You own one to five Utah homes, in Park City or elsewhere, and want the peak season priced before it books.
- Your rate is high and your off-season is long and you want the shoulder floors set on evidence.
- A fixed fee suits you better than a revenue share on your Utah stays.
NOT A FIT
- You are looking for a manager to run guests, cleaners or turnovers in Utah. RevFactor does pricing and calendar rules and nothing else.
- You expect a Utah case study to show what your home will earn. There is none yet, and market data is not a forecast.
- You own over five Utah properties and expect the flat price; bigger portfolios are quoted separately.
What does RevFactor cost for 1 to 5 properties in Utah?
Utah costs $350 a month for each home, with a one-time $150 setup charge per home. The 5 Utah listings on the map would come to $1,750 a month. No share of revenue is taken. See pricing for terms.
| Properties | Monthly | First month |
|---|---|---|
| 1 | $350 | $500 |
| 2 | $700 | $1,000 |
| 3 | $1,050 | $1,500 |
| 4 | $1,400 | $2,000 |
| 5 | $1,750 | $2,500 |

Listing counts come from the RevFactor coverage map on the about page. Market figures come from AirROI's market summary for one locality per market, pulled 2026-10-16: Park City for Salt Lake and Park City, and Apple Valley. The RevPAR series, October 2025 to September 2026, comes from AirROI. The two-market mean is my arithmetic, an unweighted average and not an AirROI statewide number, and no Utah region endpoint was used. Ratios are arithmetic on the printed values. The portfolio figures are from the benchmarks post.
