Where does RevFactor operate in Washington?

Washington has 10 RevFactor homes in 5 markets, a scattered footprint with no single hub. Enumclaw is the largest with 4. Forks and Olga have two each, and Cle Elum and Clinton one each. There is no Washington case study yet, so this page is the market pull and how I would read it for an owner.

Enumclaw has its own page with a 12-month RevPAR series. The other four appear in the data table without pages, since one or two homes do not support one.

What do Washington Airbnb markets earn?

Five Washington localities were pulled from AirROI on 2026-10-16, and all five returned samples of at least 30 listings: Enumclaw with 105, Forks 341, Cle Elum 484, Clinton 119 and Olga 43. Olga's is the smallest, so its averages are the most fragile.

The state spans a wide range. Cle Elum posts the highest rate at $675, with only 35% occupancy, for $246 RevPAR. Forks has the lowest rate at $255 but the best fill at 52%, for $159. Olga lands at $193 RevPAR on a $386 rate and 47% occupancy.

Cle Elum is the sharpest example of a high-rate, low-fill market in the state: the rate is $675, more than double Enumclaw's $308, and occupancy is seven points lower. Enumclaw and Clinton fall in the middle, at $129 and $183 RevPAR.

Stays run from 2.5 nights in Forks to 4.7 in Olga, and lead times from 50 days in Enumclaw to 59 in Cle Elum. Washington guests book about seven to eight weeks ahead in all five places, a narrow spread for a state with such different markets.

The unweighted mean across the five markets is $397 ADR, 44% occupancy and $182 RevPAR. I show it because the table asks for a state figure, but I would not price a home from it: no Washington host operates in the average of these five places.

When do Washington markets earn the most?

Enumclaw is the only Washington market with a monthly RevPAR series, and its shape is a summer peak with a smaller winter lift.

MarketBest monthBest RevPARWeakest monthWeakest RevPARBest to weakest
Enumclaw July $188 April $81 2.3x
Cle Elum July $392 March $136 2.9x

Enumclaw peaked in July at $188 RevPAR and bottomed in April at $81, a 2.3-times range. June, July and August were the three strongest months, and February at $150 was a second, smaller high. The data shows when guests pay and not why, and one year of it does not forecast the next.

How do we price an Airbnb in Washington?

Washington is the state where a single approach fails, because the five markets have five different problems. I build a separate comp set and a separate set of rules for every home, and I start from the market's own numbers.

In Enumclaw, the calendar has a clear shape. July earns $188 RevPAR and April earns $81, with a second bump in February. A flat rate across those months leaves money on the table in the high ones and empty nights in the low ones, so the rate follows the curve.

In Cle Elum the $675 rate and 35% occupancy raise the usual question for a high-rate market: is the price above what guests will pay, or is the calendar under-exposed? I look at the listing's views and its comp set before touching the rate, and I change one thing at a time.

Forks has the opposite profile, with the most fill in the state at 52% and a lower rate. When occupancy is already high, raising the rate on the dates that sell first is usually the larger opportunity than filling the last empty nights.

Olga and Clinton are in between. Both have a rate near $386 and occupancy in the mid-forties, and both sample sizes are modest, so I read the averages as direction and widen the comp set to nearby markets when the local one is too thin to use.

With lead times near eight weeks, dates reach the booking window about two months ahead. I check rates for dates six to ten weeks out each week and set a separate floor for the final two weeks, so that last-minute bookings do not drag the base rate down.

Across the 322 listings in the RevFactor portfolio, orphan nights fell from 25.0% to 11.9% of vacant nights. That is a portfolio result, not a Washington one, and I cite it for the method and not as a promise.

Guest messages, cleaning crews and the listing itself stay with the Washington owner. My work is the rate rules, the price floors and the calendar, done inside the owner's own PriceLabs login.

Who is RevFactor for in Washington, and who is it not for?

A GOOD FIT

  • You own one to five Washington homes, in a small town or near a larger one, and want each priced against its own comp set.
  • Your rate is high and your fill is low, or the reverse, and you want to know which lever to pull first.
  • You want to know your monthly cost in advance and not pay a slice of Washington revenue.

NOT A FIT

  • You want a company to handle guests, cleaning or turnovers in Washington. RevFactor covers pricing and calendar rules only.
  • You expect a Washington case study to show what your home will earn. There is none yet, and market data is not a forecast.
  • Your Washington portfolio is past five homes and you assume the flat price covers it; it does not, and bigger groups are quoted on their own.

What does RevFactor cost for 1 to 5 properties in Washington?

Washington costs $350 a month for each home, with a one-time $150 setup charge per home. The 10 Washington listings on the map would come to $3,500 a month. No share of revenue is taken. See pricing for terms.

Listing counts come from the RevFactor coverage map on the about page. Market figures come from AirROI's market summary for one locality per market, pulled 2026-10-16. The Enumclaw RevPAR series, October 2025 to September 2026, comes from AirROI. The state mean is my arithmetic: an unweighted average of the 5 market figures, not an AirROI statewide number, and no Washington region endpoint was used. Ratios are arithmetic on the printed values. The portfolio figures are from the benchmarks post.
