What does RevFactor manage in Cle Elum?

RevFactor lists 1 home in Cle Elum on the coverage map of the about page. A single home does not support a result, so none is claimed. This page uses the AirROI pull dated 2026-10-16 and a fresh twelve-month RevPAR series, and sets out how I would read a two-peak year before changing a rate.

Small-sample read: these figures come from 484 active listings, under the 500 we treat as a full market sample, so read them as a rough guide to Cle Elum, not a precise benchmark.

The $246 annual figure sits between $136 and $392. Because there are two seasons in the series, an annual average describes neither of them.

The City of Cle Elum's own site explains that the name means "swift water" in the language of the Kittitas Indians and was given to a river, a town and a lake. The same site is where the city lists its parks and museums. None of that is booking data, so the causes of the two peaks below are my questions to test and not conclusions.

A $675 rate at 35% occupancy describes a market of large, high-priced homes that sell a minority of their nights. One extra booked night is worth a great deal more here than in a 35%-occupancy market with a lower rate.

Three-night stays are the norm. That is a weekend with one extra night, and it makes a Thursday or a Sunday gap the most common calendar leak.

The 59-day lead time is about two months, so a holiday week is on the books well before December arrives.

The sample of 484 listings is large. A single home's comp set will be a few properties picked by bedrooms, sleeping capacity and amenities, and a rate in this band is easy to set too low or too high by comparison with the wrong group.

When does Cle Elum earn the most?

December, July and August were the three strongest months, led by July at $392. March was the lowest at $136. December at $311 is the second peak, 56% above November at $199, and January stays high at $208 before March bottoms out.

How do we price an Airbnb in Cle Elum?

The year has a summer hill and a winter spike. RevPAR rises from $136 in March to $212 in May, $299 in June and $392 in July, falls to $223 in September and $175 in October, then jumps to $311. Each stage wants its own base rate.

December is the date range I would protect first. RevPAR rises from $199 in November to $311 in December. With a 59-day window the holiday dates book in October, so the rate has to be set before the calendar looks full.

January at $208 and February at $194 stay well above March at $136. I would hold the winter base rate longer than a host would expect and cut only on a specific date that is not pacing.

June at $299 to July at $392 is a 31% step and August at $328 gives back 16%. I check the rate for the last weekend of August on its own and do not average it into the summer.

Minimum stays follow the 3.0-night average. A three-night minimum on holiday dates is reasonable. In March and April a two-night rule leaves fewer orphan gaps, so I relax it by date range. Across the whole RevFactor portfolio, orphan nights, the vacant dates stranded between bookings, fell from 25.0% to 11.9% of vacant nights.

The shoulder months need separate attention. April at $159 and May at $212 are a 34% step apart, and October at $175 is under half of July. A single spring or fall rate would be wrong in at least one of them.

The work runs inside the host's own PriceLabs account. The host keeps the listing, guest messages and cleaning, and the strategist keeps the rate rules, floors and minimum stays.

How were these numbers measured?

Market figures come from AirROI's market summary for Cle Elum, Washington, pulled 2026-10-16, covering 484 active listings. The seasonality series is AirROI's monthly RevPAR for the same locality from October 2025 to September 2026, pulled 2026-10-18. RevPAR is revenue per available night as AirROI computes it. The best-to-worst ratio and the month-to-month changes are my arithmetic on those twelve values. RevFactor's own Cle Elum book is one listing, so none of these numbers describe RevFactor results. One year of data shows the shape of the year and does not forecast the next.
