Behind a $124 annual RevPAR sits a spread of $57 to $204 between the weakest and strongest month. The annual figure is a poor guide to any single date, so I start from the monthly series.

A 4.5-night average stay is longer than a long weekend and shorter than a week. It tells me the calendar is a mix of trips built around several days in town and outdoor trips that run into the following week, and a rate rule has to work for both.

The 56-day booking window is wide for a city this size. July dates are being reserved while the previous winter is still on the books, so the first bookings of a season carry a lot of information about how the season will run.

Half the available nights going unsold is typical for a place where the weather decides the calendar. The numbers to chase are the sold nights in June, July and August and the price of the nights that sell in the shoulder months.

With 581 listings in the sample, the market average is stable. A host's own comp set will be a few dozen homes at most, sorted by bedrooms and by how close each sits to the river and downtown, and a rate should be argued against that group.

When does Missoula earn the most?

June, July and August were the three strongest months, with July the highest at $204. January was the lowest at $57, and the best month earned 3.6 times the worst. RevPAR rose 62% from $82 in April to $134 in May and then reached $190 in June, so the climb into summer is steep and starts in spring.

How do we price an Airbnb in Missoula?

The year here is a single long hill. RevPAR rises from $65 in February to $134 in May, tops out at $204 in July, and slides back through $174 in August and $142 in September. Each of those stages wants its own base rate.

Spring is where a rate is most likely to be set too low. RevPAR moves from $72 in March to $82 in April to $134 in May. Because guests book about 56 days ahead, the May and June dates are priced in March, before the calendar looks busy, so I raise the base rate on the first bookings and not after the dates are mostly sold.

August and September are a gentle decline and not a cliff: $174, then $142, then $112 in October. I would hold a firm floor in August, let September step down by date range, and check each step against what the same weeks earned a year earlier.

The deepest part of the year is January at $57, with December at $89 and February at $65. A host chasing occupancy in those months can sell nights for very little. A floor that a booking has to clear is worth more than a cut that fills a few extra nights.

Minimum stays follow the 4.5-night average. In July a three- or four-night minimum protects the calendar from fragments, and in the soft months the same rule leaves nights empty. I relax the minimum by date range once pacing shows a date is unlikely to book at the longer stay. Across the whole RevFactor portfolio, orphan nights, the vacant dates stranded between bookings, fell from 25.0% to 11.9% of vacant nights.

The work runs inside the host's own PriceLabs account. The host keeps the listing, guest messages and cleaning, and the strategist keeps the rate rules, floors and minimum stays.

Who is RevFactor for in Missoula, and who is it not for?

A GOOD FIT

  • You own one to five homes in Missoula and the calendar is full in July and nearly empty in January.
  • You want to know whether the spring rate is high enough before the summer dates start to fill.
  • You prefer a flat monthly fee and one person who resets rates as pacing changes.

NOT A FIT

  • You want a company to run guests, cleaning or turnovers. RevFactor handles pricing and calendar rules only.
  • You need a Missoula case study first. RevFactor has not published one for this market.
  • You own more than five properties and expect the flat price. Larger portfolios move to enterprise pricing.

What does RevFactor cost for 1 to 5 properties?

A Missoula owner pays $350 per property per month, plus a one-time $150 onboarding fee for each home. The price is identical whether a Missoula home sits on a $236 average night or a far cheaper one, and RevFactor takes no share of Missoula booking revenue. The Montana terms match every other market and sit on the pricing page.

How were these numbers measured?

Market figures come from AirROI's market summary for Missoula, pulled 2026-10-16, covering 581 active listings. The seasonality series is AirROI's monthly RevPAR for the same locality from October 2025 to September 2026, pulled 2026-10-18. RevPAR is revenue per available night as AirROI computes it. The best-to-worst ratio and the spring comparison are my arithmetic on those twelve values. RevFactor's own Missoula book is one listing, so none of these numbers describe RevFactor results. One year of data shows the shape of the season and does not forecast the next.
