A $173 annual RevPAR covers a range of $99 to $296. The gap between the best and worst month is large, so the monthly series matters more than the headline.

The Oakhurst Area Chamber of Commerce describes the town as a business network for Oakhurst and the communities adjacent to Yosemite National Park. The data here is only about listings, and it does not measure park traffic, so I do not assign a cause to any month.

A 2.9-night stay is the opposite of a long-stay market. It sells in short blocks, so a calendar can fragment quickly and a one-night gap is a real cost.

A 46% occupancy at a $368 rate shows a market that charges for the nights it sells. Cutting rates to lift fill would work against that structure, so I test cuts against pacing first.

The sample of 716 listings is large. A single home's comp set will be small, and bedroom count and rate band decide who belongs in it.

Revenue per listing in the saved summary averages $51,076 for the year. That is a market average across every size of home, so it frames the question and does not set a goal for any one listing.

The 42-day lead time is about six weeks. A summer weekend is therefore reserved in late spring, and a host who waits until June to raise a July rate has already sold the early bookings at the lower price.

When does Oakhurst earn the most?

May, June and July were the three strongest months, led by July at $296. February was the lowest at $99, a ratio of 3.0 to one. There is a small second bump in winter: RevPAR was $132 in November, $154 in December and $101 in January.

How do we price an Airbnb in Oakhurst?

Oakhurst has a steep spring, a two-month summit, and a winter blip. February is the floor at $99, and RevPAR climbs to $143 in April, $206 in May, $284 in June and $296 in July.

May is where I would look first. RevPAR is $143 in April and $206 in May, a 44% rise, and with a 42-day window the May dates are being priced in March.

June and July are within 4% of each other, $284 against $296, so they can share a similar base rate with different floors for weekends. August drops to $200, a 33% fall from July, and I treat it as a separate period.

December at $154 is higher than November at $132 and January at $101. I price the holiday dates as their own block and check pacing before assuming they behave like the dates around them.

Minimum stays are the hardest part, with a 2.9-night average. A three-night minimum can turn away the shorter trips that fill this market, and a one-night allowance can break up a calendar. I choose by date range once pacing shows what is booking. Across the whole RevFactor portfolio, orphan nights, the vacant dates stranded between bookings, fell from 25.0% to 11.9% of vacant nights.

The shoulder months need their own treatment. March at $115 and April at $143 sit between February at $99 and May at $206, so a single spring rate would be wrong at both ends. I split the spring into at least two periods and move the base rate as the calendar fills.

Fall comes down in steps: $200 in August, $180 in September, then $147 in October. The drop from the July peak is 50% by October, and I watch pacing weekly through September so the floor follows what is booking.

Who is RevFactor for in Oakhurst, and who is it not for?

A GOOD FIT

  • You own one to five homes in Oakhurst and sell mostly short stays.
  • You want to know whether a spring rate cut helps or only gives away nights that would have booked.
  • You want a flat monthly fee and one person watching pacing.

NOT A FIT

  • You want a company to run guests, cleaning or turnovers. RevFactor handles pricing and calendar rules only.
  • You need an Oakhurst case study first. RevFactor has not published one for this market.
  • You own more than five properties and expect the flat price. Larger portfolios move to enterprise pricing.

What does RevFactor cost for 1 to 5 properties?

A Oakhurst owner pays $350 per property per month, plus a one-time $150 onboarding fee for each home. The price is identical whether a Oakhurst home sits on a $368 average night or a far cheaper one, and RevFactor takes no share of Oakhurst booking revenue. The California terms match every other market and sit on the pricing page.

How were these numbers measured?

Market figures come from AirROI's market summary for Oakhurst, California, pulled 2026-10-16, covering 716 active listings. The seasonality series is AirROI's monthly RevPAR for the same locality from October 2025 to September 2026, pulled 2026-10-18. RevPAR is revenue per available night as AirROI computes it. The best-to-worst ratio and the month-to-month changes are my arithmetic on those twelve values. RevFactor's own Oakhurst book is one listing, so none of these numbers describe RevFactor results. One year of data shows the shape of the year and does not forecast the next.
