Where does RevFactor operate in Pennsylvania?

Pennsylvania has one RevFactor market, the Poconos, with 6 homes spread over four places: Albrightsville and Tobyhanna with two each, and Lake Harmony and Blakeslee with one each. There is no Pennsylvania case study yet, so this page is the market pull and how I would read it for an owner.

The Poconos has its own page with the 12-month RevPAR series. The figures there and here come from the same AirROI pull.

What do Pennsylvania Airbnb markets earn?

One Pennsylvania locality was pulled from AirROI on 2026-10-16: Albrightsville, standing in for the Poconos, with 114 active listings. That sample is large enough for a steady average, though a single locality is not the whole region.

The Poconos pairs a $464 rate with 46% occupancy for $223 RevPAR. Occupancy is below half, so the typical home sells fewer than one night in two.

Stays are short at 2.9 nights, and guests book 33 days ahead. A stay under three nights and a booking window of about a month suggest a weekend market, where the dates that decide revenue are Fridays and Saturdays and the weeknights between them are where the gaps sit.

Pennsylvania has no state roll-up here. With one market there is nothing to average, so the figures are AirROI's for Albrightsville and not for the state.

The Albrightsville sample is not the other three places. Lake Harmony, Tobyhanna and Blakeslee have their own competition, and I treat the AirROI average as the backdrop and the home's own comp set as the evidence.

When do Pennsylvania markets earn the most?

The Poconos is the only Pennsylvania market with a monthly RevPAR series, and it shows a strong summer.

MarketBest monthBest RevPARWeakest monthWeakest RevPARBest to weakest
Poconos August $350 April $133 2.6x

The Poconos peaked in August at $350 RevPAR and bottomed in April at $133, a 2.6-times range. June, July and August were the three strongest months. The weakest stretch ran through spring, with $149 in March and $139 in May. The data shows when guests pay and not why, and one year of it does not forecast the next.

How do we price an Airbnb in Pennsylvania?

The Poconos is a summer market in the data, and that sets the calendar. August earns $350 and April earns $133, so a flat rate leaves money on the table in the summer and fills too few nights in the spring.

With a 33-day lead time, summer dates start to book in late spring. I raise the rate for June to August before the calendar fills, not after, and I check pickup against the comp set every week once the first bookings arrive.

Short stays decide the weekend. At 2.9 nights, a two-night minimum on Fridays and Saturdays protects the best dates, and a gap-night rule on the weeknights lets a one-night hole be sold at a small discount.

The winter and autumn months in the series are not empty. $242 in December and $234 in November show guests paying outside summer, so I set the off-season floor from the owner's own history and not from the summer rate.

At 46% occupancy, the home is empty more nights than it is booked. The practical question is how many extra weeknights a lower rate buys and what each is worth after cleaning, and I answer it with a few weeks of one-change tests.

Across the 322 listings in the RevFactor portfolio, orphan nights fell from 25.0% to 11.9% of vacant nights. With weekend demand, stranded weeknights are common, and that result is the reason I start with gap rules.

A first-month plan for a Poconos home is short. Week one is the booking-history review. Week two sets the comp set, the base rate and the weekend minimum stay. Weeks three and four watch pickup against the comp set and adjust once, so that I can tell which change caused which result.

The four places inside the Poconos market are not interchangeable. Albrightsville, Tobyhanna, Lake Harmony and Blakeslee each have their own competitors, so I build the comp set from the home's own neighbors and use the AirROI average only as the backdrop.

For a Poconos owner the monthly report separates weekend nights from weeknights. A rate that looks flat on average can hide a strong Saturday and a weak Tuesday, and the split shows which of the two the next change should target.

Who is RevFactor for in Pennsylvania, and who is it not for?

A GOOD FIT

  • You own one to five Poconos homes and want summer priced early and the spring floor tested.
  • Your calendar fills on weekends and empties midweek and you want the gap nights worked on.
  • You would sooner budget one set fee each month than share Pennsylvania booking income.

NOT A FIT

  • You want a full-service Pennsylvania operator for guests, cleaning and turnovers. RevFactor sets prices and calendar rules and stops there.
  • You expect a Pennsylvania case study to show what your home will earn. There is none yet, and market data is not a forecast.
  • With over five Pennsylvania homes the flat price no longer applies, and a larger portfolio gets its own quote.

What does RevFactor cost for 1 to 5 properties in Pennsylvania?

Pennsylvania costs $350 a month for each home, with a one-time $150 setup charge per home. The 6 Pennsylvania listings on the map would come to $2,100 a month. No share of revenue is taken. See pricing for terms.
