Where does RevFactor operate in Texas?

Texas has 3 RevFactor homes in 2 markets. Dallas-Fort Worth holds 2, one in Arlington and one in Dallas, and Glen Rose holds one. There is no Texas case study yet, so this page is the market pull and how I would read it for an owner.

Glen Rose 1 Glen Rose 1

Dallas-Fort Worth has its own page with a 12-month RevPAR series. Glen Rose appears in the data table without a page, since one home does not support one.

What do Texas Airbnb markets earn?

Two Texas localities were pulled from AirROI on 2026-10-16: Arlington for Dallas-Fort Worth, with 865 active listings, and Glen Rose, with 98. The Arlington sample is deep. The Glen Rose sample is under 100, so its averages move when a few homes change.

Dallas-Fort Worth pairs a $315 rate with 38% occupancy for $121 RevPAR. Glen Rose posts a lower rate at $258 and a similar 39% fill, for $110. The two sit within a point of each other on occupancy and about $57 apart on rate.

Stays run 4.9 nights in Dallas-Fort Worth and 3.1 in Glen Rose. Arlington's near-five-night stay is long for a city market and suggests visitors staying for a stretch, though AirROI does not name the trip type and I do not guess. Glen Rose behaves more like a weekend getaway.

Lead times are close at 44 and 48 days, so guests in both places book about six to seven weeks out.

The unweighted mean across the two markets is $287 ADR, 39% occupancy and $116 RevPAR. A city and a small town average into a place that does not exist, so it is a reading aid and not a Texas benchmark.

When do Texas markets earn the most?

Dallas-Fort Worth is the only Texas market with a monthly RevPAR series, and it has a sharp single peak.

MarketBest monthBest RevPARWeakest monthWeakest RevPARBest to weakest
Dallas-Fort Worth June $292 January $63 4.7x

Dallas-Fort Worth peaked in June at $292 RevPAR and bottomed in January at $63, a 4.7-times range. The June reading is far above the months on either side, which suggests an event or a short window and not a broad summer, though the series does not say which. One year of data does not forecast the next, and I would check the owner's own calendar before trusting a single spike.

How do we price an Airbnb in Texas?

Texas needs two different approaches, because Dallas-Fort Worth is a city and Glen Rose is a small town. I do not price one off the other, and I build a separate comp set for every home.

Dallas-Fort Worth is where the series matters. June earns $292 RevPAR against January at $63, and the June reading is the kind of single spike that a flat rate would underprice for one month and overprice for the next. I check what drove the date in the owner's own history before raising the rate.

A city home with 4.9-night stays rewards length-of-stay rules. Guests who stay five nights fill the calendar more efficiently than guests who stay two, so a small discount for longer stays often adds more revenue than it gives up.

With a 44-day lead time in Dallas-Fort Worth, I review rates for dates six to eight weeks out every week. Events in a large metro can lift a weekend sharply, and a rate set a month before the event is often too low.

Glen Rose has 98 listings in the AirROI sample. That is thin, and I treat the $258 average as direction, not benchmark. I widen the comp set to nearby towns when the local one is too small to read.

Across the 322 listings in the RevFactor portfolio, orphan nights fell from 25.0% to 11.9% of vacant nights. That is a portfolio result, not a Texas one, and I cite it for the method and not as a promise.

Reporting differs between the two Texas homes. For Dallas-Fort Worth I show pickup around event weekends, and for Glen Rose I show fill against the widened comp set, so that each owner reads the measure that fits a city or a small town.

The owner keeps the Texas guest relationship, the turnovers and the listing text. I take the nightly rate, the floors and the calendar, and I work from the host's PriceLabs account so the owner can see every change.

Who is RevFactor for in Texas, and who is it not for?

A GOOD FIT

  • You own one to five Texas homes, in a metro or a small town, and want each priced against its own comp set.
  • Your city calendar swings with events and you want the rate to follow them.
  • You would rather pay a fixed monthly fee than give up a cut of Texas bookings.

NOT A FIT

  • You expect the service to deal with Texas guests and housekeeping. It covers rate and calendar rules, not operations.
  • You expect a Texas case study to show what your home will earn. There is none yet, and market data is not a forecast.
  • You hold more than five Texas homes and expect the flat fee to apply; larger portfolios get a separate quote.

What does RevFactor cost for 1 to 5 properties in Texas?

Texas costs $350 a month for each home, with a one-time $150 setup charge per home. The 3 Texas listings on the map would come to $1,050 a month. No share of revenue is taken. See pricing for terms.

Listing counts come from the RevFactor coverage map on the about page. The Dallas-Fort Worth RevPAR series, October 2025 to September 2026, comes from AirROI. The two-market mean is my arithmetic, an unweighted average and not an AirROI statewide number, and no Texas region endpoint was used. Ratios are arithmetic on the printed values. The portfolio figures are from the benchmarks post.
