Where does RevFactor operate in Vermont?
Vermont has one RevFactor market and one home, in the town of Peru. A single listing cannot show a trend, so this page reports what AirROI measured in Peru and describes how I would price a home there.
| Market | Listings | Localities and listings |
|---|---|---|
| Peru | 1 | Peru 1 |
Peru has no market page and no monthly RevPAR series on this site. The summary row below is everything RevFactor has measured in the state.
What do Vermont Airbnb markets earn?
One Vermont locality was pulled from AirROI on 2026-10-16. Peru returned 63 active listings, enough to print a figure under RevFactor's 30-listing floor but a modest sample, so the averages move when a handful of homes change.
| Market | ADR | Occupancy | RevPAR | Lead time | Stay | AirROI listings |
|---|---|---|---|---|---|---|
| Peru | $696 | 35% | $258 | 74 days | 4.8 nights | 63 |
Peru combines a very high rate with thin fill: $696 a night at 35% occupancy, for $258 RevPAR. The rate is among the highest on the whole RevFactor map and the occupancy is in the bottom tier, which is the profile of a market with a few expensive homes and long empty stretches.
Guests stay 4.8 nights on average and book 74 days ahead, one of the longest booking windows in the RevFactor data. A near-five-night stay booked two and a half months out points to planned trips, though AirROI does not name the trip type and I do not guess.
At 35% occupancy, about two nights in three are unsold. For a $696 home, an empty night is expensive, so the question is how many extra nights a modest rate cut would add and whether each pays for itself.
Peru's fill is close to that of Salt Lake and Park City and Cle Elum in the same data, and all three pair it with a high rate. That is a pattern across the RevFactor map, not a Vermont fact: where the rate is high, fewer nights sell, and the owner's choice is how much of the rate to trade for fill.
The lead time adds a second pressure. With guests booking about ten weeks ahead, a rate left unchanged for a month can be stale before the dates it covers are within reach of most guests.
Vermont has no state roll-up here. With one market there is nothing to average, so the figures are AirROI's for Peru and not for the state.
A 63-listing sample is mid-sized by RevFactor standards. A few very high-rate homes can lift the ADR, so I read the average as the backdrop and the home's own comp set as the evidence.
How do we price an Airbnb in Vermont?
Peru is a one-home market for RevFactor, so there is no portfolio pattern to lean on. I start from the owner's booking history and treat AirROI's 63 listings as the backdrop to it.
The comp set matters more than the average. The $696 figure blends every kind of rental in the locality, and which homes a guest would really compare depends on bedrooms, amenities and distance to what brings guests to the area. I filter until the set resembles the home's true alternatives.
With a 74-day lead time, dates that decide a month are about ten weeks away. They get my first review, the final two weeks get a second, and last-minute dates keep their own floor so that a late booking does not set the base rate.
At 35% occupancy, most of the calendar is open. A long minimum stay would leave more of it empty, so I keep the minimum short on soft dates, lengthen it only around dates that sell without help, and read sixty days of pacing before keeping a rule.
Winter and summer can follow different booking rules in a rural market. I read last winter and last summer separately in the owner's PriceLabs account and treat each as its own demand curve, not a single year-round rate. No monthly series was pulled for Peru, so I make no seasonal claim.
For a Peru home the first month starts with the owner's last twelve months in PriceLabs, split by season. Then comes a short comp set and a base rate for each season. The rest of the month is spent watching pickup, with one adjustment at most, so the effect of each change stays readable.
Small markets tempt owners to react to one quiet fortnight. A fortnight is not a signal here, and I hold the rate through at least a month of pickup unless the calendar is clearly out of line with the comp set.
Across the 322 listings in the RevFactor portfolio, orphan nights fell from 25.0% to 11.9% of vacant nights. That is a portfolio result, not a Vermont one, and I cite it for the method and not as a promise.
Hosting stays with the owner in Vermont: guests, cleaners, the listing page. Rates, floors and calendar rules are the strategist's job, set from within the owner's PriceLabs login.

Who is RevFactor for in Vermont, and who is it not for?
A GOOD FIT
- You own between one and five homes in Peru or elsewhere in Vermont and want a person setting rate and minimum stay.
- Your rate is high and your calendar is mostly open, and you want the trade between the two measured.
- You would sooner budget one set fee each month than share Vermont booking income.
NOT A FIT
- You want a full-service Vermont operator for guests, cleaning and turnovers. RevFactor sets prices and calendar rules and stops there.
- You want proof from many Vermont homes. RevFactor manages 1, and this page does not pretend otherwise.
- With over five Vermont homes the flat price no longer applies, and a larger portfolio gets its own quote.
What does RevFactor cost for 1 to 5 properties in Vermont?
Vermont costs $350 a month for each home, with a one-time $150 setup charge per home. With one Vermont listing on the map, that is $350 a month. No share of revenue is taken. See pricing for terms.
| Properties | Monthly | First month |
|---|---|---|
| 1 | $350 | $500 |
| 2 | $700 | $1,000 |
| 3 | $1,050 | $1,500 |
| 4 | $1,400 | $2,000 |
| 5 | $1,750 | $2,500 |
